Elmington deploys $200 million in equity annually utilizing a broad array of financing strategies including tax credits, tax exempt bonds, local grants, HUD programs, and conventional debt/equity. Our development focus includes attainable/workforce and affordable (rent restricted) housing, public-private partnerships, mixed use, and mixed-income development.
The need for affordable housing in the U.S. has never been more critical. At the same time, the affordable housing industry is transitioning from a highly fragmented landscape dominated by non-profit organizations and government actors to one in which the largest investment manager in the world is deploying capital and sophisticated developers and expanding rapidly. Elmington is playing a prominent role in this transition, bringing creativity and scale to bear in the challenge to address housing affordability in the U.S.
POSITION SUMMARY
The Elmington Affordable Intern will participate in a team in executing all functions of development for affordable housing and multifamily projects with a focus on policy research, site selection, entitlements, financial analysis, due diligence, and overall management of the development process from inception to groundbreaking. This position will work hand in hand with Elmington's experienced leaders and key external stakeholders on a daily basis. This role will touch several projects in multiple geographies.

ESSENTIAL JOB FUNCTIONS:
Your responsibilities may include but are not limited to:

Research affordable housing policy and traditional multifamily dynamics in US markets. Discover untapped geographies, public-private partnerships, and financing structures for Elmington to pursue.

Analyze supply/demand, comparable properties, competitive landscape, market rents, and other dynamics.

Source land opportunities and assist in negotiating Purchase and Sales Agreements with brokers/owners.

Perform complex financial analysis using Microsoft Excel.

Daily exposure to outside consultants including architects, engineers, environmental, legal, and political disciplines to complete due diligence and approvals.
SPECIFIC EDUCATION OR EXPERIENCE:

S Degree in Business or other relevant programs

Must be currently enrolled in or have completed an MBA program or related Master's degree program

Strong academic background with a focus on real estate or finance is preferred
