Position Overview:
The Buildings and Grounds Employee is responsible for ensuring that EGPOA’s community center and offices (known as the Entertainium) and adjoining grounds are well-maintained, clean, and secure. This position requires a proactive approach to facility upkeep, maintaining the overall appearance and functionality of the property, assisting homeowners with building access, and monitoring cameras, gates, and keycard systems. The ideal candidate will be detail-oriented, reliable, and able to handle a variety of tasks to keep the premises in excellent condition.

Key Responsibilities:
Building Interior Maintenance:
- Check and assist homeowners with building access as needed, ensuring ease of entry and proper keycard protocols.
- Maintain the cleanliness and appearance of interior spaces, ensuring they are presentable at all times.
- Monitor and maintain bathrooms, ensuring they are clean, stocked with necessary supplies, and fully functional.
- Oversee heating and cooling systems, ensuring they are functioning properly and adjust as needed for comfort.
- Ensure that exterior doors and windows are closed and locked when appropriate to maintain building cameras, gates, and keycard systems.
- Ensure that gym equipment is clean and in proper working order.
Exterior Grounds Maintenance:
- Check and maintain the functionality of gates and exterior doors, ensuring they operate smoothly and securely.
- Maintain tennis, pickleball, and basketball courts, ensuring they are free of debris, clean, and in good condition, particularly during seasonal changes.
- Manage garbage collection and disposal, ensuring that trash and recycling bins are properly maintained and emptied regularly.
- Ensure that walkways are clean and safe, especially during seasonal changes (e.g., snow removal, debris clearing).
Monitoring:
- Monitor cameras, gates, and keycards, conduct regular rounds of both the buildings and ground, and report any suspicious activity or maintenance needs to management or the appropriate authorities.
Composting Area Management:
- Oversee access to the compost area during office hours and manage access after hours as needed, ensuring proper use of the area.
- Maintain the compost area by ensuring it is clean, organized, and functioning properly.
Qualifications:
- High school diploma or equivalent preferred.
- Previous experience in building maintenance, groundskeeping, or a related field is desirable.
- Basic knowledge of building systems (HVAC, plumbing, electrical) and general maintenance practices.
- Ability to handle physical tasks, including cleaning, lifting, and moving equipment or materials as required.
- Strong attention to detail and a proactive approach to maintenance tasks.
- Ability to work independently and follow directions with minimal supervision.
- Good communication skills and the ability to interact professionally with homeowners and staff.
- Ability to monitor cameras, gates, and keycardsystems and identify any issues.
- Flexibility to work outside in varying weather conditions (seasonal tasks).
Working Conditions:
- The position may require occasional evening or weekend hours, particularly to monitor cameras, gates, and keycard systems or manage after-hours access.
- The role requires outdoor work in various weather conditions, especially during seasonal changes (e.g., snow removal in winter, debris clearing in fall).
- Physical tasks may include lifting, bending, and walking for extended periods.
Job Type: Part-time
Pay: $16.00 per hour
Expected hours: No more than 25 per week
