The Painter is responsible for the proper utilization of materials and equipment to perform routine maintenance, preventive maintenance, unit turnover refurbishment, and other such work as assigned. Duties are performed throughout the Emerald Heights Key campus under all types of weather conditions. The Painter will also be responsible for paint room upkeep, neat and orderly supply rooms, and some inventory work.

Pay: $28.00-$32.00/hourly

Matching begins the first of the quarter following 1 year of employment. Full-time employees are eligible to accrue up to 16 paid time off days, 6 paid holidays and 3 personal days. Pro-rated paid time off is available to part-time employees.

Primary Responsibilities:

  • Prepare surfaces for painting or finishing by scraping, sanding, washing, or otherwise removing dirt, grease, old finishes, and rust scale; remove paint from surfaces by using sanders, wire brushes, paint and varnish removers.
  • Preparatory to painting, make minor repairs in plaster, sheetrock, metal, wood and masonry surfaces by filling with putty, caulks, fiberglass, resins, etc.
  • Apply primers, sealers, stains, and undercoats with brushes, rollers, or spray painting equipment, striping machines, etc., paint machinery, piping, floors, and walls; apply hi-tech industrial enamels and epoxies.
  • Prepare and finish or refinish woodwork and cabinets.
  • Mix and blend colors for a wide variety of paints, epoxies, high performance industrial enamels, etc., for brush, roller, conventional or airless sprayers.
  • Move furniture and place protective drop cloths, tape baseboards, glass, and other surfaces when needed.
  • Clean brushes, rollers, spray and other painting equipment with water, solvent, thinner or other appropriate cleaners to keep equipment and tools in good working condition.
  • Tape and flush smooth wall sheetrock joints using trowels, hawks, taping knives and other taping equipment. Apply texture material to walls and ceilings using texture machines, pumps and hand tools, install vinyl and paper wall covering.
  • Install, work from, and remove scaffolding, stages, planks, ladders, jacks, spider staging and other work platforms.
  • May operate and perform minor maintenance on sandblasters, power washers, and airless and conventional paint sprayers.
  • Inform Director of Facilities of materials needed and/or are required to carry on shop or maintenance work.
  • Observe safety rules and regulations.
  • Maintain records on work performed.
  • Write reports as required and keep all concerned of progress via verbal and/or written means.
  • Drive company vehicle(s) as requested.
  • Attend in-service training and education sessions as assigned.

Maintenance Job Responsibilities (As Needed):

  • Completes work orders accurately in a timely manner.
  • Performs general building maintenance including plumbing, electrical, basic carpentry and painting.
  • Accepts and delivers mechanical parts and equipment to the appropriate departments and work centers.
  • Empties trash containers and keeps maintenance rooms neat and orderly.
  • Performs preventive maintenance task.
  • Performs minor maintenance tasks.
  • Assists with major repairs.
  • Attends in-service training and education sessions.
  • Responds immediately to all smoke alarms and emergency pull cords.

Required Knowledge, Skills and Experience:

  • High school graduation or GED required.
  • Minimum two years’ experience as an apprentice painter preferred.
  • Read, write and speak English. Be able to follow written and oral instructions in English.
  • Be able to speak clearly and communicate concisely over the radio.
  • Perform basic arithmetic.
  • Knowledge of power and non-powered tools.
  • Able to troubleshoot building maintenance problems.
  • Excellent memory for names and faces
  • Represent Emerald Heights Key by showing a positive, courteous attitude to visitors, residents, vendors, and staff at all times.
  • Know and carry out policies and procedures dealing with emergencies and all other situations.
  • Must have the ability to work in close cooperation with residents, subordinates, peers, and management.
  • Knowledge of the entire facility and of the outside community.
  • Deal with multiple priorities/demands.
  • Able to work independently using good judgement and common sense.
  • Must possess a valid State of Washington Driver’s License.
  • Regular, predictable, and dependable attendance.
