Maintenance Technician

Position Summary:
The ideal candidates will possess a strong background in residential maintenance, and customer service. This role requires a proactive approach to troubleshooting and resolving maintenance issues while ensuring a safe and efficient working environment. The Maintenance Technicians will engage in all aspects related to maintenance and repairing physical structures of buildings and grounds while providing exceptional customer service to our residents, and contributing to the overall upkeep of the property.

Titles: Maintenance Techs I, III, IV

Essential Duties and Responsibilities:

• Conduct routine inspections and preventive maintenance.
• Engage in the work of plumbing, electrical, carpentry, mechanical, heating and air conditioning, painting, repairs to masonry in the apartments and common areas or furnishings of buildings.
• Maintain swimming pool including but not limited to chemical treatment, cleaning, filter, etc. and report problem to supervisor.
• Complete light duty maintenance tasks, including caulking, changing locks, replacing screens, replacing doorstops, changing air conditioning filters, replacing light bulbs, etc.
• Installs and repairs on all electric fixtures and perform other minor repairs to include; stoves, microwaves, dishwashers, disposals, refrigerators and washer & dryers.
• Complete ground maintenance activities, including but not limited to mowing lawns, trimming hedges, removing weeds, upkeep of common area and pool, and raking and disposing of leaves and refuse.
• General cleaning and upkeep of buildings including shops, common areas and offices including buffing, dusting, sweeping, mopping, vacuuming, and washing windows.
• Upkeep of pool (when applicable).
• Assist other departments as requested, including moving furniture and unloading and storing supplies.
• Confer with other supervisors to coordinate activities of individual departments.
• Available for after hour emergency maintenance.
• Additional duties as needed.
• In person work required.

Required Skill/Ability:

• Proficiency in English, both verbal and written.
• Identify and resolve problems in a timely manner, work well in group problem solving situations
• Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Work Location: Stoneridge Apartments

Required Certification: EPA (Type II or Universal)

Preferred Certification: CPO

Experience:

• Property maintenance: 2 years (Required)

License/Certification:

• EPA Certification (Required)

Ability to Relocate:

• Gainesville, FL 32608: Relocate before starting work (Required)
