- Create and manage a global real estate strategy including standards, policies, procedures, systems, controls and staffing required to support Enphase
- Develop business cases to obtain approval for major real estate decisions including acquisitions, dispositions, consolidations, and capital projects
- Responsible for managing overall Real Estate portfolio to meet Enphase’s business needs including identifying properties needed to meet expansion objectives and negotiating leases
- Oversee the lease portfolio, including maintaining an up-to-date global property database to track key lease terms, critical dates, and lease expenses
- Manage relationships with landlords and outsourced real estate service providers to ensure compliance with agreements, perform lease audits and maximize cost savings
- Maintain all property records including leases, deeds, permits, facility and construction drawings, site plans, building specifications and other real estate records
- Lead, manage and partner with cross functional team(s) in the planning, budgeting, scheduling and implementation of construction projects and programs
- Monitor and periodically report on the global performance of the real estate portfolio
- Manage design/construction services procurement process including development of scope and specifications, issuing and evaluating RFP's and negotiating required contracts
- Development of metrics to report monthly on activities and issues within all facilities
- Work with Human Resources Department to organize and implement Health and Safety program
- Develop and maintain the global Emergency Preparedness Program throughout company
- Implement standards for physical security measures to safeguard risk and vulnerability issues in facilities
- Monitor cost and control supplies and furniture, keeping updated asset lists for each office
- Pursue federal, state and local incentives and tax credits where possible
- Prepare facility operations and maintenance plans for each location including utility procurement, capital renovations and preventative maintenance plans
- Manage resources and third-party service providers to deliver facility services at each location including HVAC maintenance, exterior envelope, grounds, cleaning, waste management, food services, security, etc.
- Ensure compliance with ISO, building codes, OSHA, regulatory and safety standards.
- Conduct periodic facility assessments identifying areas of risk, deferred maintenance, savings opportunities, and executing corrective action plans as needed
- Interface with finance and property tax teams regarding capital assets, furniture, fixture, and equipment inventories
- Implement programs to reduce tax assessments as appropriate
- Bachelors' degree in a real estate related discipline required. MBA preferred.
- Fifteen or more years of global real estate leadership experience including experience in a supervisory or management capacity
- Knowledge of global real estate standards, policies, metrics, and best practices
- Experience in successfully managing multi-million-dollar budgets and occupancy costs
- Ability to build, lead and motivate teams and generate respect and trust from staff and outsourced partners
- Experience in construction, maintenance and all facets of facility operation
- Procurement experience including RFP's, vendor selection, contracting and oversight
- Project management capabilities including planning, budgeting, design, contracts, construction oversight, financial management, reporting and facility commissioning
- Understanding of facilities, and security management practices and related laws and regulations including OSHA and ADA
- Familiarity with finance, tax and accounting methods and principles
- Experience managing corporate security, including employee health and safety as well as the protection of company assets (and intellectual property)
- Ability to present to plans to corporate executives
- Strong oral, verbal and written communication and skills

- Self-starter and critical thinker with excellent time management skills, project management and ability to establish objectives and specify the strategies and actions to achieve those objectives

The base pay range for this position is $170,000 to $234,000 per year. This salary range may be modified in the future. The successful candidate’s starting pay will be determined based on job-related skills, experience, education or training, work location, and market conditions. This position is also eligible for bonus, equity, and benefits.
