Requirements:
✔ Extremely reliable leader with high energy, stamina, and the ability to make strategic and tactical decisions.
✔ Minimum of 1 year of experience in property management and accounting using AppFolio.
✔ Extremely organized, responsible, and detail-oriented, with the ability to manage a multi-location $100M real estate portfolio efficiently and effectively.
✔ Deep understanding of financial statements (P&L, balance sheets, cash flow analysis) and real estate markets to drive high-performance investment strategies.
✔ Real estate license required – must have a strong foundation in real estate operations, transactions, and compliance and a minimum of 5 years experience in real estate.
✔ Proficient in Microsoft Office (Outlook, Word, Excel), ability to create complex Excel sheets and analyze data on Excel.
✔ Strong attention to detail with the ability to analyze financial data and optimize operational processes.
✔ Excellent written and verbal communication skills to coordinate with internal teams, external clients, and government agencies with a focus on customer satisfaction and making sure contractor jobs are done right.
✔ Ability to maintain confidentiality and professionalism in all aspects of property and financial management.
✔ Reliable transportation is required for on-site property inspections.
✔ Candidate must pass a background check, which may include financial history
Main Job Tasks and Responsibilities:
- Oversee the management of a $100M real estate portfolio across 100 locations, ensuring operational efficiency and financial performance.
- Manage all aspects of property operations, including leasing, collections and evictions, tenant relations, maintenance coordination, and compliance with local regulations.
- Analyze and oversee financial performance, including P&L statements, balance sheets, and financial reporting to optimize profitability and cash flow.
- Generate detailed reports and financial analyses to support investment decisions and strategic planning.
- Lead and manage a team of professionals, ensuring accountability and operational excellence.
- Develop and implement streamlined operational processes to improve efficiency and effectiveness in property and asset management.
- Organize and maintain all financial and property-related documents, ensuring accuracy and compliance through both automated and paper-based systems.
- Manage and maintain proprietary databases, spreadsheets, and financial models for in-depth data analysis and decision-making.
- Conduct market research and financial modeling to identify growth opportunities and potential risks.
- Act as the primary liaison between internal teams, external clients, vendors, and local city/county government agencies.
- Coordinate project-based work, including property inspections, repairs, and capital improvements.
- Review, verify, and process invoices from contractors, ensuring timely payments and accurate record-keeping.
- Manage rent payments, collections, and tenant accounts to maintain strong financial health.
- Inspect vacant properties weekly, update lockbox codes monthly, and maintain an up-to-date inventory of codes and keys.
- Verify rental applications, evictions, collections, code enforcement, ensuring compliance with company and governmental policies and risk mitigation strategies

Pay: $52,000.00 - $72,800.00 per year
