The Director of Parking Strategy is responsible for developing, optimizing, and overseeing parking strategies across Equity Residential’s portfolio. The primary goal is to maximize revenue, efficiently utilize parking assets, and enhance the overall resident and visitor experience. The Director will work closely with internal departments and external partners to ensure that parking operations align with the company's financial, operational, and sustainability goals. What You’ll Do:
Enterprise Parking Asset Management:
- Create and maintain a comprehensive view of parking assets across the portfolio.
- Develop scalable frameworks to assess the use of third-party management services, ensuring a balance between cost, quality, and operational efficiency.
Revenue Optimization:
- Maximize revenue from residential, daily/transit, and outside monthly parking.
- Implement pricing models, technology solutions, and partnerships to enhance revenue streams.
- Collaborate with Finance, Operations and Investment teams on revenue forecasting and alignment with company financial objectives.
Capital Planning & Investments:
- Partner with the Investments team on capital planning for parking structures and technology investments.
- Ensure parking assets are optimized for both short-term and long-term use in new developments and acquisitions.
- Oversee the end to end EV charging implementation process, partnering with internal capital projects teams and/or 3rd party service providers.
Partnerships & Industry Innovation:
- Evaluate and establish partnerships with external vendors and service providers to improve parking revenue and customer experience.
- Stay current on industry trends (e.g., EV infrastructure, smart parking) and integrate these technologies to enhance operational efficiency.
Operations & Performance Monitoring:
- Collaborate with property management teams to maintain efficient, consistent, and customer-friendly parking operations.
- Track performance metrics (KPIs) on occupancy, revenue, and efficiency, utilizing data to drive ongoing improvements.
Sustainability & Customer Experience:
- Partner with the Sustainability team on reporting from use of EV charging stations and technical EV charging specifications..
- Improve the resident and visitor parking experience through user-friendly technologies such as mobile platforms, contactless payments, and flexible options.
- Bachelor’s degree in Business, Real Estate, Urban Planning, or a related field (MBA preferred).
- 7-10 years of experience in parking operations, asset management, or real estate, particularly within multifamily or mixed-use properties.
- Strong background in revenue management, financial analysis, and parking technology solutions.
- Expertise in parking management systems, pricing models, and technology-driven solutions.
- Proficiency in data analytics and financial modeling tools. Familiarity with sustainability initiatives such as EV infrastructure and smart parking systems.
Salary: $127,000 - $155,000 per year ; in addition to base salary, a discretionary annual bonus is provided.
The successful candidate's starting pay will be determined based on job-related skills, experience, and qualifications.
