Brief Description
The Maintenance Supervisor is responsible for supervising assigned maintenance staff and overseeing all daily maintenance activities of Community Maintenance for the property, consisting of all amenities, clubhouses, parks, athletic fields, playgrounds, and common areas. Duties include planning, scheduling, and delivery of preventative, corrective, and predictive maintenance functions of the property.

- Oversees and coordinates the efficient and effective maintenance operations of the community by:
- Supervising and directing assigned maintenance staff to achieve optimal performance of community maintenance needs
- Ensuring that prescribed maintenance schedules, policies, and procedures are followed
- Manage the processing and communications of all community work orders
- Ensuring all preventative, predictive, corrective and/or emergency maintenance tasks are scheduled and completed on a timely basis
- Ensuring the maintenance staff are trained and are practicing proper PPE requirements
- Assessing, allocating, and prioritizing maintenance functions
- Working with Project Manager(s) to improve maintenance programs & systems and benchmark optimal maintenance efficiencies
- Implementing improvements to operating systems and procedures including computerized maintenance management and work order programs
- Recommending changes in employment, salary, and performance ratings for assigned employees
- Ability to review, understand, and implement contract terms and conditions
- Responsible for equipment or contract services procurement by obtaining quotes / proposals for new or replacement equipment or maintenance functions
- Oversees work order system and ensures that the work order system is maintained and that all maintenance records are organized and up to date
- Assists with project audits and recommends efficiency improvements
- Evaluates project maintenance organizational structure and recommends changes in staffing, scheduling, tools, and equipment
- Evaluates staff performance of maintenance objectives, prepares performance appraisals
- Develops standard operating procedures for maintenance tasks
- Prepares daily, weekly, monthly, and yearly reports for review by Project Manager and/or the client or client’s representative upon request
- Performs administrative management duties, including compliance with state and federal regulations, conducting tours, and managing the project
- Attends and participates in various meetings and provides maintenance advice to the Project Manager, or other management staff, client, consultants, contractors, and vendors
- Understands and adheres to all company health and safety procedures as they relate to essential job functions
- Ensures maintenance team completes and understand monthly safety training
- Responds to emergency situations as needed, including evenings, weekends, and/or holidays
- Completes monthly schedule for maintenance staff
- Understands pool operations, chemical balancing, and Texas permitting requirements
- Assist with oversite and management of vendors/ contractors
- Other duties as assigned. Performs other such duties and functions, as necessary or incidental to the proper performance of this position
- Excellent written and verbal communication skills
- Familiarity with computerized maintenance management systems
- Strong general computer skills – Microsoft, Word, Excel and Outlook
- Working knowledge of pumps, motors, equipment, and electrical systems typically found in water
- Knowledge of community pool maintenance (CPO preferred) and HOA amenities strongly preferred (clubhouses, pools, tennis courts, basketball courts, splashpads, etc)
- Strong problem-solving skills and ability to resolve conflict
- Supervisory experience in directing maintenance staff
- Administrative experience in managing contractors & vendors
- High School diploma or equivalent.
- Completion of Associate Degree program in Maintenance Technology.
- 7-10 years of maintenance experience in a community property maintenance setting or an equivalent combination of education and experience
- Experience desired includes:
- Time in a hands-on role maintaining pools, motors, controls, etc.
- Familiarity with workorder and community maintenance management
- Demonstrated ability to direct and prioritize maintenance activities and supervisory experience leading a maintenance team in a community setting
- Valid Driver’s License (CDL is a plus)
- Requires frequent walking, climbing, stooping, and moving items up to 50 pounds
- Frequent exposure to various weather or environmental conditions
