Performance-Based Job Description : Superintendent

Objective : The Superintendent is responsible for overseeing all field operations within their assigned area of discipline, trade, or entire project. The role focuses on ensuring that the project progresses safely, on time, within budget, and at the required quality standards. The Superintendent must exhibit exceptional leadership, communication, and mentoring skills while coordinating with internal and external teams.

Key Performance Responsibilities :

Project Coordination & Leadership :

Performance Metric : Ensure 100% coordination with all project stakeholders (owners, architects, engineers, subcontractors).

  • Performance Expectation : Achieve seamless collaboration among all involved parties, with minimal delays or miscommunications.
  • Performance Outcome : Deliver work on schedule while meeting safety, quality, and budget targets.

Trade and Subcontractor Management :

Performance Metric : Efficiently direct and manage all trades assigned to the project.

  • Performance Expectation : Complete project phases without major delays or disruptions, maintaining a collaborative work environment.
  • Performance Outcome : Subcontractors and trade teams perform effectively and safely, contributing to overall project progress.
  • Preconstruction Planning :

    Performance Metric : Conduct preconstruction meetings and plan with all subcontractors prior to the start of each work phase.

  • Performance Expectation : All preconstruction plans and safety briefings completed prior to the start of any phase.
  • Performance Outcome : Full readiness and alignment before the commencement of work, ensuring smooth execution.
  • Scheduling and Work Activity Management :

    Performance Metric : Develop, maintain, and enforce a comprehensive work schedule and ensure that all trades adhere to deadlines.

  • Performance Expectation : Meet or exceed schedule milestones, with no more than a 5% deviation in project timelines.
  • Performance Outcome : On-time completion of work phases, achieving 100% on-time performance.
  • Safety, Risk & Compliance :

    Performance Metric : Ensure 100% compliance with safety protocols and regulations (OSHA, Yates Site-Specific Requirements).

  • Performance Expectation : Lead daily toolbox talks, review potential risks, and implement corrective actions as needed.
  • Performance Outcome : Zero accidents or safety violations on-site; meet or exceed safety compliance standards.
  • Quality Control and Problem Resolution :

    Performance Metric : Perform constructability reviews and evaluate field progress against planned goals.

  • Performance Expectation : Proactively identify any issues or delays and implement recovery plans within 24-48 hours.
  • Performance Outcome : Ensure high-quality execution with minimal project rework, consistently meeting client standards.
  • Punch List and Project Close-Out :

    Performance Metric : Ensure all punch list items are addressed and completed within the defined timeline.

  • Performance Expectation : Complete project close-out activities with 100% client satisfaction.
  • Performance Outcome : Final project delivery with all tasks completed and client sign-off received.
  • Budget and Material Management :

    Performance Metric : Ensure effective use of materials and equipment, staying within the approved project budget.

  • Performance Expectation : Maintain a budget variance of no more than 3% from initial projections.
  • Performance Outcome : Successful tracking of project expenses, ensuring cost-effective solutions without compromising quality.
  • Project Communication and Reporting :

    Performance Metric : Provide regular updates and feedback to project management, addressing any critical issues or delays.

  • Performance Expectation : Weekly reporting on field activities, milestones, and risks.
  • Performance Outcome : Clear and consistent communication with management, leading to quick decision-making and project adjustments when necessary.
  • Qualifications & Experience :

  • Education : Bachelor’s degree in Construction Management, Engineering, or a related field, or equivalent relevant experience.
  • Experience : Minimum of 6 years of industry experience, managing projects valued over $1M.
  • Specialized Experience : Preferably in Battery Plant or Semiconductor construction; experience with major GCs like Exyte or JE Dunn is a plus.
  • Proficiency : Strong understanding of planning, budgeting, and financial principles. Proficient in Microsoft Office Suite (Word, Excel), with the ability to read and interpret technical documentation, blueprints, and construction manuals.
  • Other Requirements :

  • Location : Must be based in the CST time zone (preferred in TN or IL).
  • Travel : Willing to travel weekly if required.
  • Certifications : CQM-C and other industry certifications preferred.
  • Skills : Experience in commissioning, MEP, pull-planning, unit tracking, and estimate review.
  • Safety Responsibilities :

  • Lead safety initiatives and adhere to established safety procedures.
  • Ensure all trade partners comply with OSHA standards and site-specific safety requirements.
  • Participate in regular safety meetings and provide safety training as necessary.
