Summary:
- Performs carpentry maintenance tasks, including routine sheetrock/drywall installation and/or repair, window replacement, cabinet and countertop replacement, painting and texturing, and door and hardware installation; paints interior and exterior finishes, as appropriate.
- Loads and unloads materials, equipment, and supplies, and digs ditches for utility and other grounds requirement installations.
- Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
- Documents facilities maintenance requirements; maintains appropriate records of work performed.
- Works on interior of facilities, and outside on roofs maintaining equipment and structures.
- Maintains confidentiality of all privileged information.
- Contributes to a team effort and accomplishes related results as required.
- Performs other duties as required.
- Leads crews of equal or lower level employees by planning work, assigning duties and orders materials.
Essential Duties and Responsibilities for Building Trades Foreman:
- Coordinates the work of other facilities service technicians in completion of maintenance work orders.
- Prepares job estimates for customers, including time and materials costs.
- Performs quality inspections on work completed by other facilities services technicians.
- Performs most complex and difficult repairs and maintenance.
- Prepares and maintains records on all maintenance activities.
- Operates as lead for maintenance and technical staff, including assigning workload and monitoring employee performance.
- Assists in developing work standards and schedules for preventive, routine, and individual project tasks.
- Plans work and orders materials.
- Performs most complicated and complex work.
Minimum Qualifications:
- High School Diploma or GED.
- Three years of experience in the carpentry, plumbing, electrical, mechanical or general construction trades.
- Preferred to obtain within sixty days of employment, and maintain a New Mexico CDL-B driver’s license.
- Successful completion of the pre-employment physical exam prior to commencing work.
- Two years of experience in the carpentry, plumbing, electrical, mechanical or general construction trades.
- Must possess, or ability to obtain within six months of employment, and maintain a journeymen license, including, but not limited to, Construction GB2.
Additional Qualifications for Building Trades Foreman:
- Three years of experience in the carpentry, plumbing, electrical, mechanical or general construction trades.
- Two years of lead experience across all years of experience.
Knowledge, Skills, and Abilities:
- Knowledge of hazards and safety precautions.
- Knowledge of basic maintenance techniques.
- Knowledge of one or more building trades.
- Knowledge of operating and maintaining shop equipment and small power tools.
- Skill in the use of computers, preferably in a PC, Windows-based operating environment.
- Records maintenance skills.
- Ability to understand and follow specific instructions and procedures.
- Ability to repair and maintain appliances and heating and cooling equipment.
- Ability to accurately track time.
- Ability to use hand and power tools applicable to trade.
- Ability to operate heavy equipment, such as backhoe, dump truck, loader, and snow removal equipment.
- Ability to read, understand, follow, and enforce safety procedures.
- Ability to communicate effectively, both orally and in writing.
- Ability to understand and follow safety procedures.
- Working knowledge of applicable building, mechanical, electrical, fire and life-safety codes.
- Ability to perform licensed trades installation, maintenance and repair on facility structures and systems.
- Working knowledge of facilities services including electrical, plumbing, utility operations, building maintenance, carpentry and finish work.
- Working knowledge of supplies, equipment, and/or services ordering and inventory control.

Physical Demands:
While performing the duties of this job, the employee regularly is required to sit, walk and stand; use sense of smell; have manual and finger dexterity; stoop, and talk or hear. The employee is occasionally required to crawl, climb stairs, heights, and ladders, reach above shoulder level, crouch, kneel, balance, push/pull, and carry. Employee must occasionally move or lift up to 75 pounds.
Work Environment:
Work is generally performed indoors and in an outdoors setting with a high noise level. Exposure to natural weather conditions with high exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises. Work environment involves exposure to hazards or physical risks, and requires following basic safety precautions. Travel, on-site response to emergency situations, evening, weekend and holiday work may be required and may be with short notice.
This position is covered under the Department of Transportation (DOT), Anti-Drug and Alcohol Act pursuant, covering random, post-accident, pre-hire, and return to duty testing.
