The individual occupying this position is responsible for performing a variety of skilled trade duties in the maintenance and repair of Borough buildings, furnishings, and equipment, with an emphasis on HVAC, refrigeration and controls.

REPORTS TO: Maintenance Manager
POSITIONS SUPERVISED: None1. Maintain, repair, and install refrigeration and air conditioning systems and equipment.
2. Maintain, repair and install HVAC systems. Inspect for proper performance; replace worn parts on equipment; calibrate and recondition HVAC systems controls at regular intervals. Repair and replace duct work, dampers, control valves and associated HVAC components
3. Maintain, repair and install electrically operated HVAC equipment and sophisticated control systems, including pneumatic, electric, electronic and DDC units.
4. Perform a variety of general maintenance activities such as routine carpentry work, service and repair work on door and lock hardware, and electrical and plumbing, repairs.
5. Update and maintain HVAC preventative maintenance program.
6. Maintain and repair boilers, furnaces, and burners.
7. Maintain inventory of supplies and equipment; initiate necessary requisitions for supplies procurement and maintain appropriate records.
8. Oversee contracted services and repair work on Borough owned or leased facilities.
9. Assists Division managers in reviewing design, submittal, and inspection of facilities construction projects.
10. Perform maintenance/system data input and retrieval from computers and computer controlled equipment.
11. Performs other duties as assigned.MINIMUM QUALIFICATIONS:
1. High school diploma or equivalent. Three years technical/apprentice training in the HVAC field and four years journeymen level experience; OR a minimum of seven years of responsible work experience in maintenance and/or construction experience in facilities of similar use in various trades (i.e. pools, animal shelters, libraries, parks, ice rinks, office buildings, etc.).
2. Must have a minimum of three years’ experience installing, troubleshooting, repairing and programming digital controls (DDC) systems. Manufacturers training on control systems preferred.
3. Must be knowledgeable with diagnostic testing of controls systems, boiler systems, refrigeration systems, and electrical systems; experienced in performing major repairs, and knowledge in the use of specialized and standard tools and equipment. Manufacturers training on control systems preferred.
4. Universal Technician Certification for proper refrigerant practices
5. Capable of being contacted during off hours.
6. Must have and be able to maintain a valid driver’s license. Must meet insurance standards and maintain insurability under the Borough's insurance program. If personal automobile is used for Borough business, proof of automobile insurance at statutory limits must be provided. (A CURRENT COPY OF DRIVING RECORD WILL BE REQUIRED UPON REQUEST.)
KNOWLEDGE, SKILLS, AND ABILITIES
1. Must be capable of performing tasks independently, comprehending equipment drawing, maintenance and operations manuals, diagrams and blueprints.
2. Ability to understand and execute written and oral instructions and work effectively with co-workers, supervisors and other job contacts. Ability to accurately complete written documentation of work performed. Ability to use smart phone based electronic work order system
3. Ability to wear a respirator and pass a physical.

WORK ENVIRONMENT:
Performs duty in a variety of conditions; generally unpleasant areas with the most disagreeable extremes of heat, cold, dirt, noise, fumes, etc. which are continuous and expose the employee to combinations of elements and factors; up to ¾ of time is spent standing or walking; major health and accident/hazard risk; and requires sustained periods of heavy lifting, crouching, stooping or stretching, pushing or pulling (50 lbs.), climbing ladders, routine maintenance on areas that are difficult to access including roofs.
This position falls under the Borough’s Blood Borne Pathogen (BBP) Exposure Control Program as it is reasonably anticipated that infrequent exposure to blood or other bodily fluids may occur while performing some job duties.
