What are the responsibilities and job description for the Superintendent (32BJ) position at Fairstead?
As the key employee of the building operations interior and exterior, the Service Manager is essential to the longevity of all equipment and the aesthetic nature of the property. The Service Manager must perform the job duties a bias towards extreme customer service focus.

_In this role you will: _
- Supervise all maintenance contracts, including elevator, fire alarm, trash removal, snow removal and landscaping activity.
- Maintain a “Building Information Log-Book” to include equipment model, capacity, renewal of permits, license, annual test, in-house inspection and service contract provider.
- Coordinate with the Property Manager in set-up, take down and access of any scheduled activity or visits/inspection hosted at the assigned properties.
Requirements
- Minimum of three (3) years janitorial/cleaning experience and building maintenance.
- Minimum mechanicals yet should have experience with at least; elevators, HVAC/PTAC, boilers, hot water heaters, booster pumps, exhaust fans, etc.
- Knowledge of basic repairs, plumbing repair, electrical troubleshoot
- Knowledge of building systems including: boiler, heater, compactor and City ordinance.
- Driver’s License, ability to transport within city limits
Pay rate $25-$30/hour apartment
Apartment available after 90 days of employment
