What are the responsibilities and job description for the Building Maintenance Worker position at Family Services Association of Howard County?

Family Service Association of Howard County has an immediate opening for a Building Maintenance Worker. The Building Maintenance worker will be responsible for the general repair and maintenance duties at three FSA buildings. This may also included some limited snow removal from sidewalks and entryways and general cleaning duties.

Duties and Responsibilities

  • Perform general maintenance and repair duties including, but not limited to, painting, replacing light bulbs and switches, hanging pictures, picking up trash, changing thermostats or resetting equipment, changing filters, fixing broken furniture, leaking faucets, drinking fountains and stools.
  • Assist in the moving of tables, chairs, cabinets, desks and other office furniture and equipment and apartment furniture.
  • Assist cleaning staff in the maintenance and cleaning of interior building areas including dusting, cleaning, mopping, scrubbing, waxing, buffing and vacuuming floors, restrooms, furniture, walls, windows and removing trash.
  • Unload and store supplies, equipment and/or parts as they are delivered from vendors.
  • Operate agency vehicle safely and in compliance with traffic laws and regulations, in the performance of job duties.
  • Conduct routine inspections (lights, tires, fluid levels, safety devices, etc.) on assigned agency vehicles to assure proper operation and inform supervisor of needed repairs.
  • Removal of snow and ice from sidewalks and steps of all properties utilizing manual and automatic tools and equipment.
  • Responds to emergency maintenance requests as required.
  • May obtain estimates for supplies, repair parts; orders parts as needed.

Qualifications

Qualifications include:

  • Education / Experience: High School diploma or GED is required.
  • Experience: One to three years minimum of responsible experience in building and mechanical equipment maintenance and repair or home maintenance and custodial skills.
  • Skills / Abilities:
  • Possess the ability to operate the following: vehicles, hand and power tools and any other equipment that is used to perform the essential functions
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to interpret miscellaneous drawings and schematics.
  • Organizational skills;
  • Ability to speak, read, and write English
  • Able to work autonomously
  • Analytical and problem-solving skills.
  • Ability to follow oral and written instructions.
  • Ability to communicate effectively both verbally and in writing with staff, volunteers and public.
  • Demonstrates emotional maturity and good judgment;
  • Training requirements and timelines:
  • Universal Precautions. (May be obtained within first six months of employment.)
  • Other Qualifications:
  • Must hold a valid Driver’s License, have a car for full-time business use and maintain State of Indiana minimum insurance coverage.
  • Must not have a history of disqualifying criminal convictions and must pass all required background checks.

Working conditions

  • Office and/or outside working environment.
  • The employee is frequently exposed to moving mechanical parts.
  • The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; risk of electrical shock; and vibration.
  • The noise level in the work environment is usually moderate to occasionally loud.
  • May include evening, weekend work and/or nontraditional work schedule.
  • Flexible work schedule

Physical requirements

  • An incumbent must have the ability to frequently push, pull, lift and/ or carry equipment, supplies and other materials weighing up to 25 lbs. and to occasionally push, pull, lift and/or carry equipment, supplies and other materials weighing up to 100lbs.
  • An incumbent must also possess the hand-eye coordination and manual dexterity to use hands and arms to reach, finger, handle, grasp and feel and be able to climb in and out of vehicles.
  • Will involve standing, walking, reaching, twisting, turning, kneeling, bending, squatting, stooping and going up and down stairs in the performance of daily activities.
