MAINTENANCE TECHNICIAN JOB DESCRIPTION 

Duties and Responsibilities:

• Attend to assigned areas for daily rounds.
• Prepare vacant apartments for re-rental in a timely manner, to include:

• Plumbing – Clear clogs in kitchen, bath, and tub drains.  Replacement of fixtures, toilets, sinks and repairs to water lines. Identify and troubleshoot the source of leaks.
• Appliances – Installation, troubleshooting and repairs.
• Electrical - Replacement of receptacles, switches, and light fixtures.  Adjusting of time clocks and inspection of lighting. Replacement of contactors and circuit breakers.
• Painting - Interior and exterior.
• Drywall – Repair holes, hang, finish, and texture drywall.  
• Air conditioning & heating – Replacing filters and programming thermostats. Troubleshooting of electrical circuit to identify “tripped” protection devices.           

• To service, repair and make necessary repairs in various disciplines including, but not limited to:

• General maintenance – Repair of items to ensure functionality. Including welding and light carpentry.
• Preventive maintenance – Perform preventive maintenance in accordance with Far West Management preventive maintenance program.  
• Entry Gate Systems – Test for proper operation of access controls and device controls.  
• Plumbing – Clear clogs in kitchen, bath, and tub drains.  Replacement of fixtures, toilets, sinks and repairs to water lines. Identify and troubleshoot the source of leaks.
• Appliances – Installation, troubleshooting and repairs.
• Electrical - Replacement of receptacles, switches, and light fixtures.  Adjusting of time clocks and inspection of lighting. Replacement of contactors and circuit breakers.
• Painting - Interior and exterior.
• Drywall – Repair holes, hang, finish, and texture drywall.  
• Welding – Make minor repairs to steel fences, gates, and equipment.
• Pool maintenance - Testing of water chemistry and backwashing filters. Troubleshoot boilers, filters and pumps.
