What are the responsibilities and job description for the Business Development Manager position at Fickling Management Services?
The Business Development Manager works under the direction and supervision of the VP and Regional Director of Single-Family and is responsible for the following duties and responsibilities, as well as communication with owners, tenants, vendors, and agents. The Business Development Manager will ensure that all processes and policies are followed for all areas of property management.
Duties and Responsibilities:
Management
· Generate new business with clients by creating new contacts and creatively finding ways to generate new referral sources.
· Follow up on leads, developing them into opportunities.
· Meet with prospective property owners and inform them of Fickling & Company process.
· Resolve all issues arising in property management or refer them to other property management personnel as per current job functions or Regional Director and/or VP.
· Complete Management and Lease Agreements and insure all comply with Georgia License Law and Tenant/Landlord Law
· Renew Management Agreements and send renewal notices prior to expiration· Show properties or refer to other property management personnel or rental agents.· Perform Move-ins and Move-outs (if needed)
· All checklists and procedures will be followed and retained for files
· Follow all policies, checklists and instructions to ensure proper procedures.
· Promptly resolve all internal or external issues with personnel, owners, tenants, vendors and agents; report all immediately to the Regional Director and/or VP.
· Receive training as needed for job functions, license law and tenant/landlord law.
· Maintain all property files and tenant and owner information as provided by law and office policy.· Promptly return all correspondence.
· Physically inspect vacant properties prior to listing and reporting any problems to the Regional Director and/or VP and Owner.
· Conform to all Fair Housing Law, Georgia License Law and Tenant/Landlord Law.
· Use a work order form within our system for all repairs and payments made from owners’ accounts.
· Attach all bills to work orders and submit them to the Regional Director and/or VP for approval.
· Maintain communication with owners for repairs and all bills paid from owner accounts (Prior to payment).
Rents/Fees/Deposits
· Ensures that all applicable deposits, rents, and other fees and ancillary revenue are collected, deposited and accounted for promptly. (if applicable)
· Submit invoices to be paid to the Regional Director and/or VP for processing.
· Submit all Procurement Fee Disbursements in a timely manner
· Submit all other accounting activities to the appropriate section of the Accounting Department. (if applicable)
· Follow all License Law and Tenant/Landlord Law for depositing and releasing all Trust Funds.
Rental Property Marketing:
· Ensure all properties are input and removed from all websites as soon as practicably possible.
· Ensure all information in advertising is correct
Requirements:
- Georgia Real Estate Salespersons License
- Basic to intermediate computer use, including common applications software such as Word, Excel and other web-based software.
· Previous customer service and accounting and bookkeeping experience
Skills, Knowledge, and Abilities:
- Excellent Communication and interpersonal skills, both oral and written
- Advanced organizational skills
- Knowledge of property management laws and regulations
- Ability to handle multiple tasks and prioritize duties and responsibilities
- Ability to visually inspect properties and recognize defects and repairs needed
Physical and Environmental Requirements:
Normally this involves a normal office environment as well as viewing properties for potential rentals, showing available rentals, inspecting vacant properties and performing move-in and move-out inspections.
