JOB SUMMARY
The Maintenance Supervisor is a hands-on leadership role responsible for overseeing the daily operations of the FLPP maintenance team, ensuring vacation rental properties are well-maintained, safe, and guest-ready. This position manages maintenance staff, oversees completion of work orders, schedules inspections, and collaborates with Property Managers and other departments to address property needs efficiently. The Maintenance Supervisor is also responsible for inventory control, job cost quoting, vendor coordination, and ensuring key performance indicators (KPIs) are met while maintaining a clean, safe, and organized work environment.
ESSENTIAL DUTIES & RESPONSIBILITIESLeadership & Operations Management
- Lead, train, and manage the maintenance team, fostering an engaged and high-performance work culture.
- Oversee daily maintenance tasks, ensuring timely completion of work orders through coordination with dispatch agents.
- Hire, evaluate, and develop maintenance staff, ensuring efficient seasonal workforce utilization.
- Inspect completed maintenance work to ensure quality standards are met and provide retraining as needed.
- Conduct performance evaluations for the maintenance team, providing feedback and coaching for continuous improvement.
- Monitor and maintain maintenance inventory, ensuring proper tracking, usage, and billing of supplies and materials.
- Ensure maintenance vehicles are well-stocked with essential tools and supplies for efficient maintenance operations.
- Enforce safety policies and ensure maintenance workspaces are clean, organized, and hazard-free.
- Ensure department KPIs are met, including work order completion rates, response times, and budget adherence.
- Utilize work order and property management systems to efficiently track, report, and analyze department activities.
Property Maintenance & Repairs
- Oversee general maintenance and repairs, ensuring all rental properties meet guest and owner expectations.
- Schedule and conduct annual property maintenance and safety inspections to identify and address potential issues proactively.
- Develop and implement preventative maintenance programs to reduce emergency repairs and extend the life of property assets.
- Manage relationships with outside vendors and contractors for specialized repairs and ensure quality standards are met.
- Provide job cost quotes for repairs and maintenance projects, ensuring competitive and accurate pricing.
Fleet Management
- Oversee the company’s fleet of vehicles, ensuring they are properly maintained, repaired, and inspected in accordance with safety and compliance standards.
- Schedule routine maintenance, inspections, and necessary repairs to keep vehicles in safe operating condition.
- Maintain accurate fleet records, including inspection reports, maintenance schedules, and mileage logs.
Safety & Compliance
- Maintain a safety-first culture by enforcing company and OSHA safety policies.
- Conduct and oversee regular safety training for the maintenance team.
- Schedule and manage annual safety inspections for rental properties.
- Identify and mitigate workplace hazards to ensure a safe environment for employees, vendors, and guests.
- Ensure vendors we work with meet FLPP standards including being licensed, bonded and insured.
Interdepartmental Coordination
- Serve as the primary maintenance liaison with Property Managers, ensuring clear communication on work orders, property conditions, and preventative maintenance recommendations.
- Work closely with Guest Services and Property Managers to resolve guest-reported maintenance concerns efficiently.
- Accurately document maintenance activities within the work order system for reporting and analysis.

Education & Qualifications
- 3 years of maintenance experience, preferably in vacation rentals or residential property management.
- 3 years of leadership or supervisory experience in a maintenance-related field.
- Strong knowledge of HVAC, plumbing, electrical, and structural maintenance.
- Experience in job cost quoting and repair pricing estimates.
- Proficiency with work order and property management systems a plus.
- High School Diploma or GED required; technical certifications a plus.
- Valid Driver’s License required.
- Ability to work flexible hours, including weekends and on-call shifts.
- Ability to pass a motor vehicle records check.
Working Conditions & Physical Demands
- Hands-on work required, including lifting up to 50 lbs.
- Must be able to climb stairs, bend, kneel, and work in varied weather conditions.
- Frequent walking through properties for inspections, repairs, and safety checks.
- Maintain a safe and organized work environment for staff and vendors.
