Job Summary

We are a full-service property management, commercial and residential real estate and development company, seeking a highly organized, professional, detail-oriented and self-motivated Community Manager to manage a multi-family tax credit community in Sierra Vista.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Direct property operations and staff in the most cost effective manner
- Ensure the smooth running of our communities through sharpened positive leadership and strategic thinking skills
- Supervise resident relations and enforce all community rules and regulations
- Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up
- Provide superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation and profitability
- Conduct all business in accordance with company Policies and Procedures, Tax Credit Regulations, Fair Housing Laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to multifamily housing.
- Process new applications, lease preparation, renewals, re-certifications and provide required information to maintain compliance
- Supervise rent collection, rent ledgers, bank deposits and petty cash records
- Provide accounting support including invoice processing, ordering, etc.
- Assist with legal notification process, including 5 days, promise to pay agreements, forcible detainer, writs, balance due letters, 10 days/violations, etc.
- Pursue delinquent rents and evictions, and provide required information to the collection company
- Direct all marketing and leasing activities, and maintain targeted occupancy
- Supervise the housekeeping and maintenance staff, repairs, preventive maintenance, improvements, and ensure quality turns
- Conduct field activities; monitor physical move ins/move outs, inspections, photos, surveys, etc.
- Obtain bids and manage capital improvement projects.
- Work with the managers to develop, monitor and achieve annual budget objectives.
- Income qualify prospective residents, work with rental applications, and credit and background checks
- Maintain positive, professional relations with all staff and vendors
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS:
High school diploma
Section 8 certifications required - CAM, ARM or similar recommended
5 years’ experience in multi-family property management as a site manager on a Tax Credit property
- Must possess excellent supervisory, management and customer service skills.
- Must be able to foster a strong team environment, as well as ability to work independently
- Must be able to work 40 hours per week, or hours required for efficient and effective property operations
- Must be available on-call, weekends and evenings, for resident/staffing needs and emergencies
- Must have a strong work ethic, work efficiently, stay on task, and multitask
- Must have attention to detail, and take pride in their work, appearance, and environment.
- Written and Verbal Communication -- Ability to read, write, speak and interpret rules, procedures, routine reports/correspondence and to speak effectively with owners, vendors, employees and residents. Must be able to write professional business letters and emails.
- Reasoning Skills -- Ability to apply common sense understanding to carry out instructions in written, verbal and data form.
- Computer Skills – Excellent computer skills to include Microsoft Word, Excel, e-mail and Internet. Experience with property management software, specifically YARDI, preferred.
- Must have a valid driver’s license, reliable transportation, and a cell phone.
- Must be able to pass background check and drug screening.

Pay: $20.00 - $25.00 per hour
