Job Overview:
The Facility Maintenance will maintaining an attractive, safe and pleasing environment for residents is of the utmost importance in delivering service to the community. Under supervision, performs routine maintenance in the common areas. Maintaining a good relationship with the residents is required.
Compensation: $23-25/hour
FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.
Job Responsibilities:
- Ensure that supplies/tools are attended at all times. Store tools/cart out off site while on break.
- Performs minor and major repairs of common area, buildings and equipment as needed. Document for follow through with appropriate work order system.
- Install light bulbs and conduct minor repairs on ground level lighting or lighting that can be reached with a 14-foot ladder.
- Paint exterior and interior walls, structures, fencing, etc, as needed and document through appropriate work order process.
- Move and arrange furniture and equipment and setup rooms for meetings as needed.
- Maintain common areas including but not limited to picking up garbage and disposing of garbage at appropriate disposal sight.
- Operate a variety of hand and powered tools which could include saws, drills, and other tools used in building and ground maintenance.
- Remove graffiti and cause repair to common area components damaged by vandalism as needed and record in appropriate log work order system.
- Make minor repairs at vehicular and pedestrian gates and gate operators.
- Operate common area equipment and vehicles as required.
- Open and secure common areas when work shift requires.
- Monitor use of facilities with respect to safety and damage prevention
- Other maintenance duties as assigned.
Skills & Qualifications:

- An ability to follow oral and written directions, keep accurate records, fill out logs and journals, and perform administrative operational functions
- Knowledge of methods, materials and equipment used in custodial work.
- Proficient in speaking, reading and writing English as this position requires interfacing verbally with the public, residents, their peers and supervisors.
- Ability to prepare written reports and complete log sheets.
- Bilingual Spanish helpful.
- Excellent general math skills.

Education & Experience:
- High School Diploma or GED preferred.
- Knowledge of basic tools
Physical Requirements & Working Environment:

- Must be able to lift 50 lbs.
- Must have finger dexterity for typing/using a keyboard.
- Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, machinery and their moving parts and dust.
- Work duties may require the ability to stand or walk on hard surfaces for frequent and prolonged periods of time.
WORK ENVIRONMENT
