Janitor/Light Maintenance

Job Overview:

As a Maintenance Staff Member, you’ll be responsible for ensuring that all mechanical systems and equipment are operational and properly maintained and all common areas are maintained in a clean aesthetically appealing and disinfected condition.

Your Responsibilities:

• Performs a variety of cleaning/maintenance duties as assigned including but not limited to sweeping, vacuum, mopping, shampooing, dusting, polishing, trash disposal, replacing light bulbs and window cleaning.
• As applicable, cleans restrooms: Sweeps and mops floors. Refills all dispensers such as hand towels, toilet paper & hand soap. Cleans toilets, urinals, sinks, mirrors & counters. Empties/removes trash. Reports any discrepancies or deficiencies to supervisor.
• Maintains all cleaning solutions in accordance to OSHA requirements for hazardous chemicals. Informs supervisor of needed supplies.
• Removes trash from premises and assists in emergency cleanups.
• Maintain grounds and common areas, keeping them free of trash and debris. Also includes, but not limited to power wash walkways, remove cobwebs, clean trash cans and pick up garbage.
• Maintains friendly and professional attitude. Daily interactions with other employees and residents.
• Inspects all assigned areas daily and reports all cleaning and maintenance discrepancies to Supervisor.
• Painting of common areas and touch up may be required.
• Completes daily work orders as scheduled.
• Take initiative, work independently with minimal supervision.
• Performs minor maintenance repairs and inspections of building mechanical equipment.
• Promptly report any issues to supervisor
  
  
  

Skills & Qualifications:

• High school diploma or equivalency preferred.
• (2) years general experience in building trades, repair and replacement maintenance or handy work.
• Effective written and verbal communication skills.
• Strong customer service, communication and interpersonal skills required.
• Multiple language fluency is desirable.
  
  
  

Physical Requirements:

• Ability to lift up to 50 lbs following appropriate safety procedures
• Work in an upright standing position for long periods of time; be able to reach overhead; have full range of mobility in upper and lower body
• Be able to work in various positions, including, but not limited to stooping, standing, bending over, sitting, kneeling and squatting for extended periods of time, climbing stairs, navigating the property/building quickly and easily as required to meet the job functions
• Climb ladders and work at heights above ground level (maximum 14 ft on A-frames and 21 ft on extension ladders)
• Ability to work in different environmental working conditions (e.g., heat, cold, wind, rain, humidity)
• Repeat various motions with the wrists, hands and fingers
• Be able to lift, pull and push materials and equipment up to 50 lbs occasionally to complete assigned job tasks
• Communicate, receive and exchange ideas and information by means of the spoken and written word
• Maintain a valid Florida driver’s license
  
  
  

Schedule: Monday - Friday; 7:30AM – 4PM; Weekend rotation included.

Compensation: $20 Hourly
