Why Flock?

There are 17 million Americans who own rental property. Most don't want to be landlords anymore, but selling isn't a good option. Why? You'd lose income and appreciation, trigger taxes, kick out your tenants, fix up the house, and list it. There's a lot of friction and hassle, and Flock is here to help.

Flock's mission is to provide every retiring landlord with the most flexible and reliable exit. We're a financial services business focused on the millions of Americans who no longer want to own rental property but don't want to sell. Our first product is a 721 Exchange for Single Family Rental landlords - we exchange individually owned properties for shares in our Fund. Over time, we'll do this for other types of real estate, other Funds, and offer landlords other tax-efficient exits. We're fortunate to be backed by a great group of venture capital firms, including Andreessen Horowitz, Human Capital, Susa Ventures, Box Group, and Primary Venture Partners, as well as a large network of strategic investors, including 1Sharpe Ventures, Redwood Trust (NYSE : RWT), and the former CEOs of Invitation Homes and Opendoor.
