Forestar Group is currently looking for an Contract Coordinator-FG in the Operations Department. The Contract Coordinator will assist the Forestar Legal Department with managing legal needs throughout the real estate development process, as well as monitoring the status of contractual obligations on Forestar’s real estate acquisition and disposition agreements. Responsible for initial review of vendor agreements and monitoring of vendor’s compliance with such agreements. Responsible for tracking key dates and deliverables within real estate purchase and sale agreements.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
- Maintain and update (pursuant to attorney guidance) forms and templates for acquisition and disposition of real estate, state-specific and vendor-specific construction and professional services agreement forms, and other real estate development-related forms and templates, negotiation of such forms, and lien waiver requirements
- Review certificates of insurance to confirm appropriate coverage and policy amounts
- Perform initial review of vendor agreements and change orders received from divisions making necessary revisions as needed and approved by Real Estate Counsel
- Assist in drafting and revising vendor agreements for design, construction and development of real estate
- Track vendor compliance with contracts, including completion of exhibits, insurance submittals, and lien waiver forms and creation of checklists regarding deliverables to Forestar
- Manage review and approval of certificates of insurance from vendors, including processing waiver approvals and uploading insurance information into in-house tracking software
- Assist in resolution of any lien claims on projects, including processing of payment, final waiver and release
- Provide initial review of common utility, municipal, and other agency agreements necessary for residential land development
- Assist Division development staff and HOA managers in project closeout, including steps necessary for release of bonds, letters of credit, and turnover of communities to homeowners
- Draft and maintain real estate acquisition and disposition summary memos, tracking worksheets, and/or critical date calendars
- Follow up on contracted parties’ compliance with real estate agreements, including timing of funding and release of earnest money and production of certain documents pursuant to such agreements
- Prepare electronic closing binders after closing is complete, including following up with title companies, escrow agents and outside counsel on owner title policies and recorded documents
- Manage document execution for real estate agreements and closings of Forestar acquisitions and dispositions
- Provide key real estate acquisition (closing) documents and other important development documents to Corporate Accounting for permanent filing
- Assist Environmental Health & Safety Department with certain administrative tasks
- Perform clerical and administrative duties as needed
- Respond to requests for information
- Archive files and documents
- Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
Required Qualifications
- Associate degree or equivalent from two-year college or technical school
- 5 years of relevant experience
- Strong written and verbal communication skills
- Highly organized
- Ability to apply common sense understanding to carry out instructions furnished in written oral form or via FOR applications
- Proficiency with MS Office and email
