Trinity Metro is seeking a Director of Facilities Maintenance. This role involves managing the maintenance, repair, construction, and modification of all Trinity Metro facilities to ensure they meet the highest standards. Responsibilities include planning and overseeing maintenance programs, landscaping, and guiding building maintenance staff. The director ensures adherence to company policies and coordinates planning, design, and construction management for new projects and facility redesigns.
RESPONSIBILITIES :
- Manage and set goals for physical plant maintenance, including planning and budgeting. Recommend and implement strategies for efficiency and cost improvement.
- Coordinate daily activities of building maintenance and contractual personnel, including technicians and janitors.
- Monitor maintenance activities such as quality assurance, training, and inventory control to ensure efficiency and quality.
- Ensure adherence to OSHA safety standards. Obtain and maintain OSHA certification, address deficiencies collaboratively.
- Develop building maintenance personnel to their fullest potential. Ensure proficiency in trades such as welding, fabricating, painting, plumbing, woodworking, and mechanical skills, including maintaining compressed natural gas engines, compressors, and HVAC systems.
- Handle personnel matters, including staff level definition, personnel selection, work schedule preparation, performance management, disciplinary actions, and interdepartmental complaints.
- Develop and manage the annual budget for facilities maintenance. Make recommendations for financial decisions and purchasing equipment and tools.
- Evaluate and implement maintenance plans for facilities to ensure high standards. Establish preventive maintenance schedules for all assigned equipment.
- Oversee Property Manager to ensure facilities are prepared for special functions and ensure lessees comply with lease agreements.
- Develop and monitor specifications for facility contracts for landscaping, cleaning, major repairs / remodeling, and equipment replacement. Perform special projects and administrative duties.
- Assist Project Manager with design and development of large new construction projects. Provide input and suggestions to architects and engineers.
- Initiate, design, write specifications, and manage new construction and renovation projects from design to completion.
- Act as daily project manager for various projects, ensuring quality work according to specifications, making informed decisions on change orders, and completing work safely and timely.
- Problem-solve and provide economical and attainable solutions.
- Maintain good records of project budgets.
- Ensure successful project completion through thorough inspections and clear communication with generals, contractors, and subs.
- Experience in NTD reporting, TAM Plan updates and reporting, SWTP, SPCC, and key control authority.
- Prepare scopes of work, review and score RFPs and proposals. Respond to and manage after-hour emergencies.
- Assist Property Manager in assessing property values for acquisition or disposal.
- Communicate effectively with contractors to ensure project success. Perform daily inspections of job sites.
- Represent Trinity Metro positively and with a customer-friendly attitude.
EXPERIENCE :
Five to eight years of progressively responsible experience in managing facility maintenance personnel, equipment, and facilities. Proven expertise in developing and implementing facility management plans and preventive maintenance programs. Extensive project management experience, including new construction and remodeling, with a focus on blueprint review, budgeting, and managing change orders.
EDUCATION :
Associate degree from an accredited institution with a major in industrial management, industrial engineering, or a related field. Training and certification in OSHA safety standards are required. PMP certification is required or the ability to obtain it within three years of employment.
