Job Summary College Villas is seeking a Part-Time Groundskeeper / Maintenance Technician to ensure the cleanliness, safety, and upkeep of the property grounds, common areas, and general maintenance tasks.
This property is a 226-unit senior apartment community located in Henderson, NV.
The ideal candidate will be detail-oriented, self-motivated, and able to work independently to maintain a welcoming environment for residents and guests. Key Responsibilities : Groundskeeping Duties- 80%
- Perform daily trash runs around the property, including all common hallways, stairwells, and grounds.
- Utilize equipment such as blowers, pressure washers, and floor scrubbers to remove debris, dust, and buildup in hallways, stairwells, and other areas as needed.
- Empty trash containers located around the grounds, Community Room, and offices, and replace trash bags as needed.
- Conduct routine inspections to identify and resolve issues such as damaged signage, insufficient lighting, and trip hazards.
- Refill and replace trash bags at common grounds receptacles and maintain cleanliness around pet waste stations.
- Regularly clean up pet waste and dispose of trash from pet stations as needed. Maintenance Duties- 20%
- Assist with basic maintenance tasks, such as replacing light bulbs, tightening fixtures, and addressing minor repairs as directed.
- Operate maintenance tools and equipment safely and effectively.
- Identify and report larger maintenance issues to management or maintenance leads.
- Pressure wash and clean designated areas as part of routine property upkeep.
- Support seasonal or periodic maintenance projects based on the property’s needs. Note : Management reserves the right to modify, add, or remove duties as necessary to meet the needs of the community. Qualifications :
- Experience : Previous experience as a Groundskeeper and / or Maintenance Technician is required.
- Skills : Ability to operate maintenance equipment such as blowers, pressure washers, and floor scrubbers.
- Self-Motivation : Ability to work independently with minimal supervision while managing daily tasks effectively.
- Customer Service : Previous experience working with residents or customers is preferred but not required.
- Physical Requirements : Ability to lift up to 50 pounds, work outdoors in various weather conditions, and stand or walk for extended periods. Compensation : Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget.
The start of the salary range is typically associated with the minimum experience required. The role is considered Full Time non-exempt so will be eligible for overtime pay in accordance with federal and state law.
The anticipated base pay range for the position is $21.00- $23.00 per hour. Benefits :
