Job Description
The Director of Maintenance functions to oversee, maintain, and repair the equipment, operating systems, structure, and grounds of the community.
We are seeking a qualified and experienced Maintenance Director (1099) to oversee and manage the maintenance of our community's facilities, equipment, and grounds. As an independent contractor, this individual will work approximately 10 hours per week, ensuring that all maintenance operations run smoothly and efficiently. This role will work closely with the existing Maintenance Assistant, who has been with the community for years, to ensure timely project completions, maintenance requests, and compliance with all safety and regulatory standards.

Compensation: $1,400/month (40 hours/month, equivalent to $35.00/hour)
Hours: 10 hours/week, typically 4 hours on Monday and 4 hours on Friday

Director of Maintenance (1099) Job Profile
- Maintenance Oversight:
Provide leadership and strategic direction for the community’s maintenance operations, ensuring all systems, equipment, and structures are properly maintained. Oversee and coordinate with the Maintenance Assistant to prioritize and execute maintenance tasks effectively. - Project Management:
Begin the week with a focus on overseeing and initiating projects, ensuring all necessary repairs and improvements are addressed. At the end of the week, review progress, evaluate completed tasks, and plan for upcoming projects. - Preventative Maintenance &
Inspections:
Implement and oversee a preventative maintenance (PM) program for all mechanical systems, including HVAC, plumbing, and electrical systems. Conduct regular inspections of the building and grounds, addressing necessary repairs promptly. Ensure all preventative maintenance records are accurate and up to date. - Compliance & Safety:
Ensure compliance with all relevant local, state, and federal regulations, including safety codes, fire safety, health inspections, and OSHA standards. Oversee and maintain safety and fire protection programs, conduct weekly safety inspections, and ensure the team follows all regulatory requirements. - Work Order Management:
Oversee the timely resolution of work orders, ensuring they are completed efficiently and effectively. Monitor progress and prioritize urgent issues as needed. Work with the Maintenance Assistant to track and document the completion of all maintenance tasks. - Vendor Coordination:
Supervise third-party vendors and contractors related to maintenance and grounds services, including landscaping and other specialized services. Ensure vendors meet quality standards and are aligned with the community's operational goals. - Budget Oversight:
Provide input on the community’s maintenance budget, ensuring labor and supply expenses remain within budgetary constraints. Help identify cost-saving opportunities, including minimizing overtime and optimizing resource use. - Team Coordination & Support:
While not directly responsible for managing a team, you will coordinate with the Maintenance Assistant to ensure all tasks are completed in a timely and effective manner. Provide guidance and support as needed to ensure high performance. - General Maintenance &
Repairs:
Perform general maintenance tasks, including equipment repairs, building upkeep, and grounds maintenance. Oversee apartment painting, repairs, and other general maintenance tasks as needed.
Qualifications:
- Proven experience as a Maintenance Director or in a similar leadership role in property or facility management.
- Strong knowledge of HVAC, plumbing, electrical systems, and general building maintenance.
- Ability to conduct inspections, troubleshoot issues, and plan for long-term maintenance needs.
- Experience with safety regulations, fire safety, and OSHA compliance.
- Strong project management skills with the ability to oversee multiple tasks and vendors simultaneously.
- Ability to communicate effectively with internal team members and external contractors.
- Reliable and self-motivated, with the ability to work independently and manage your time effectively.
- Maintain a service-oriented mentality during service calls and interactions with others onsite.
- Perform any other duties as assigned.
Working Hours and Availability:
- This is a part-time, 1099 contractor position with an expected workload of 10 hours per week.
- The schedule is flexible, with a preference for 4 hours on Mondays to begin and/or oversee projects and 4 hours on Fridays to review progress and plan for the upcoming week.
- Occasional additional hours may be required for special projects or urgent maintenance needs.
