TheTurn Technician is a role which combines resident relations, curb appeal management and make-ready responsibilities. This entry level position has a direct career path to maintenance technician or maintenance supervisor whichever may be more appealing to you.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
- The Turn Tech is responsible for make-ready repairs and enhancements to any vacant apartment homes as residents relocate.
- Perform all make-ready duties including but not limited to: painting, flooring repair or installation, punch-out & sheetrock repair and trash-outs.
- Assist in cleaning of available units and/or models.
- Meet with the Property Manager and/Maintenance Supervisor daily to help coordinate the day's activities, report on progress from the previous day, help update any trackers and generally help coordinate
- Remove trash from common areas and apartment community perimeter on a daily basis. Monitor material at dumpster areas daily to ensure it is clean, ensure any unsecured materials are secured and any fencing is also secured, in working order and locked every evening if appropriate.
- Oversee subcontractors working in occupied units to ensure that workers are not disturbing the peace of our residents.
- Lock all vacant units at end of day; Ensure that no vendors are still inside and that all in-process work areas are left clean. Close and lock all windows and sliding doors, set thermostat to "Auto" and reasonable temperature to keep electric cost down but still keeping units adequately acclimated. Close blinds if present and turn off all lights and fans.
- Represent the community in a professional manner at all times both on and off the property; Maintain an acceptable attendance record.
SUPERVISORY RESPONSIBILITIES: This job has no supervisory responsibilities.
QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the

EDUCATION and/or EXPERIENCE: High school education; or up to one month related experience or training; or equivalent combination of education and experience.
EQUIPMENT/MACHINERY/TOOLS: Required to gloves, eye protective glasses/goggles and other personal protective equipment as tasks dictate. Must be knowledgeable and skilled in the safe use and maintenance of the following tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovel, and snow blower.
LANGUAGE SKILLS: Ability to read a limited number of two- and three-syllable words and basic numbers. Ability to speak simple sentences.
MATHEMATICAL SKILLS: Ability to add and subtract two digit numbers and to multiply and divide by 10's and 100's.
REASONING ABILITY: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
TRAINING, CERTIFICATES, DESIGNATIONS: Fair Housing must be completed within 1 day of hire. Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses must be completed within 7 days of hire.
