Leasing Agent for 55 Tax Credit Property, under the direction of the Regional Property Manager, will be responsible for overseeing the successful operation of 2 facilities (both in Clayton, NC) as well as performing all necessary managerial functions of the complex. A Leasing Agent at a Low Income Housing Tax Credit (LIHTC) property is responsible for marketing available units, qualifying potential residents based on income and eligibility requirements, processing applications, executing leases, collecting rent payments, and maintaining resident relations, all while adhering to strict LIHTC regulations and Fair Housing guidelines; requiring a strong understanding of the program, excellent customer service skills, and the ability to build rapport with low-income applicants.
Key Responsibilities:
Marketing and Leasing:
· Conduct property tours for prospective residents, highlighting features and benefits of the units.
· Actively market available units through various channels like online listings, community outreach, and networking.
· Respond to inquiries from potential residents, schedule appointments, and follow up on leads.
Applicant Screening and Qualification:
· Thoroughly review applications, verifying income documentation and eligibility based on LIHTC guidelines.
· Conduct credit checks and background verifications as required.
· Explain lease terms and conditions to applicants, ensuring they fully understand the rental process.
Lease Execution and Resident Management:
· Prepare lease documents, collect necessary fees, and execute lease agreements with qualified applicants.
· Maintain accurate resident files, including income documentation and lease renewals.
· Monitor rent payments, address late payments, and enforce lease terms.
· Plan and host month resident functions
Compliance and Reporting:
· Stay updated on all LIHTC regulations and Fair Housing laws, ensuring compliance in all aspects of the leasing process.
· Conduct resident re-certifications to verify continued eligibility for the program.
· Prepare required reports on occupancy rates, application activity, and other relevant metrics.
Customer Service:
· Respond promptly to resident concerns and maintenance requests, coordinating with the property management team.
· Build positive relationships with residents, addressing their needs and fostering a positive community atmosphere.
Education and/or Experience Preferred:
· 3-5 years of general, full-time business experience, preferably in Tax Credit Properties
- Strong understanding of LIHTC regulations and Fair Housing guidelines
