Basic Qualifications
Minimum 2 years of property management or 3 years of customer service / administrative experience.
Experience with Yardi or similar property management software.
Excellent written and verbal communicatiion skills.
Proficiency in Microsoft Office Suite (Word, Excel, Outlook, etc.).
Preferred Qualifications
Experience presenting data analytics and writing and conducting performance reviews is a plus.
Key Responsibilities:
Property Operations
Manage all day-to-day operations of properties.
Complete all assigned tasks and projects as designated by PM /SPM / DOPM
Participate and contribute to all training and development.
Support PM/SPM/DOPM with special projects as needed.
Deliver exceptional customer service.
Accounting
Attend weekly AP meetings to review outstanding invoices.
Conduct weekly rent collection calls and prepare reporting of tenant responses and internal follow-up efforts.
Attend weekly AR meetings to review all collection efforts.
Tenant
Respond to all tenant calls, messages, and emails within 24 hours.
Work with SPM and DOPM to prepare and distribute all tenant correspondence regarding building changes, updates, utility shutdowns, and property information.
Coordinate Tenant move-ins/outs, complete security deposit disposition forms and schedule unit turns. Send tenant welcome packets for all move-ins (email and printed versions in unit before tenant arrival).
Respond promptly to all tenant inquiries/complaints and escalate appropriately when necessary.
Repair & Maintenance
Follow up to guarantee all requests are addressed in a timely and professional manner.
Oversee repair and maintenance requests, scheduling, creating, and managing the life cycle of maintenance requests daily, including coordination and tenants, facilities team, field staff and third-party vendors.
Respond to all non-emergency maintenance requests within 24 hours.
Address emergency maintenance requests immediately and coordinate corrective actions.
Leasing
Work with Leasing Department on all new leases and renewals.
Attend weekly leasing update meetings to understand the vacancy, occupancy and rent rolls for each property within your portfolio.
