The Director of Maintenance is responsible for overseeing the care and maintenance of all aspects of the physical plant, including maintaining an effective preventative maintenance program; hiring, training, and supervising all maintenance personnel; coordinating life safety programs; assisting with budgeting preparation; and operating within budgetary guidelines.
KEY RESPONSIBILITIES AND ESSENTIAL FUNCTIONS :
Develops and implements proactive maintenance strategies and maintenance programs. Identifies current and future maintenance needs.
Manages daily administrative and operational business associated with the department, including the continuous development of preventative / scheduled maintenance activities.
Oversees the department’s computerized “Work Order” system. Provides monthly work reports of department activities to the Community Executive Director.
Participates in the research and preparation of department budget. Operates within budget guidelines, addressing any exception reports. Takes measures to control job costs and, when possible, brings ideas forth to help control expenses. Quickly communicates issues that might result in a need for additional funding.
Instills a high level of customer service commitment. Respond promptly and communicate effectively to requests for building maintenance, repairs, etc., from residents and staff.
Maintains pertinent maintenance records and reports for easy access. Organizes and maintains all facility blueprints for easy access by maintenance personnel and others as needed.
Assist with state-required facility inspections (weekly, monthly, quarterly, and yearly).
Coordinates and assists with after-hours and weekend emergency calls involving facility needs.
MANAGEMENT RESPONSIBILITIES :
Performs those supervisory activities necessary for effective department management, including provision for the selection and development of employees, salary and budget administration, employee counseling and motivation, disciplinary action, organizing, integrating, and measuring the work performed within the department. Manages department time records / payroll corrections through the Friendship Village Payroll and Timekeeping systems.
EDUCATION AND EXPERIENCE :
High school education is required, with technical schooling preferred.
Ten years of supervisory or management experience preferred.
Experience in trades such as carpentry, plumbing, mechanical, electrical, painting, and HVAC.
Knowledge of construction methods and technologies and ability to interpret technical drawings, blueprints, and contracts.
Knowledge of local, state, and federal building code regulations
Strong computer skills and experience with MS Word, MS Excel, and MS PowerPoint.
Demonstrate the highest level of customer / client service and response.
Ability to achieve high-performance goals and meet deadlines in a fast-paced environment with an attention to detail.
Work collaboratively in a team environment that promotes inclusiveness and communication among team members.
Strong oral and written communication skills.
