We are seeking a skilled and detail-oriented Construction Project Manager who will be responsible for complete project execution throughout Southern California - ensuring completion of projects according to the schedule, within budget, and consistent with quality and safety standards of the company.
Responsibilities and Duties
- Primary point of contact for multiple clients to which they are assigned.
- Responsible for becoming the expert on project specific contract requirements prior to project start.
- Implement all aspects of the executed scope of work to include material specifications, procurement deadlines, labor, and labor applications, staging, city, and code requirements, etc. to execute the project in the most efficient manner possible.
- Identify any major issues or concerns on a project regarding risk and reward situations prior to project start.
- Coordinate and lead all project buy-outs, subcontract negotiations, and vendor selections based on the budget provided for the project.
- Aim to complete 100% project buy-out and subcontractor contract execution within the first 10% of expired project schedule to ensure budget compliance to project completion.
- Source and audit new vendors and suppliers for project participation ensuring compliance with project goals prior to start.
- Study and execute all vendor related PO/SOW descriptions prior to subcontractor execution to ensure all job-related tasks are clearly expressed on PO/SOW documents.
- Responsible for submitting all PO/SOW requests for project planning to the corporate office prior to the start of the project task for all selected subcontractors and suppliers.
- Review and manage all project planning, schedules, costs, safety and logistics, and subcontractor and materials coordination plans. Ultimately responsible to develop a path to completion plan and ensure all aspects of the plan are flawlessly executed.
- Mandatory development of project specific construction schedules prior to project start to distribute to the client and subcontractors for all responsible projects.
- Conduct all Pre-Construction meetings to address and define all aspects of the project with the client.

- Responsible for reviewing and issuing project specific submittals and requests for information to ownership or architect of record.
- Keep detailed notes, tracking progress of the project to serve documentation on the job, but also to accurately and frequently provide updates to clients and the general manager.
- Manage time well to allow for multiple site visits for all assigned projects to evaluate construction process and procedure during the construction phase.
- Evaluate the project schedule and budget weekly at a minimum to ensure that projects are completed on time and under budget. Refer to committed cost sheets often for evaluations.
- Maintain a look ahead attitude on all items associated with the project schedule to ensure that all projects are delivered on time, within scope, and within budget.
- Lead construction progress meetings with subcontractors often.
- Champion and enforce safety initiatives to comply with OSHA and construction industry standards.
- Manage changes to the project scope and project schedule when change orders are required.
- Verify and approve all work by the subcontractor prior to acceptance walks with the client. Ensure that all aspects of the scope of work were completed prior to acceptance walks or subcontractor invoicing approval.
- Coordinate all client final acceptance walk and certificates of completion are obtained.
- Approve, submit, and manage the timely and accurate processing of all project billing and invoices for the subcontractors, suppliers, and report project completion for accurate invoicing of the client.
- Manage the overall financial success of each project with a specific focus on cost, efficiency, and profitability.
- Responsible for all project close-out documentation and warranty provision for completed projects.
- Must be a solution-minded problem solver who understands that project manager performance directly correlates to the future sale of additional projects and customer satisfaction.
- Implement assigned duties with an exceptional level of accuracy, timeliness, and cost effectiveness.
- Establish and maintain a professional and positive working relationship with all parties during the project.
- Responsible for distributing a lessons-learned log to the direct reporting manager within two weeks of project completion to keep open communication on effective or non-effective project elements.
- Use and continually develop leadership skills.
- Participation in continual training and improvement of company policies and procedures.
Qualifications
- Must have technical knowledge, in addition to scheduling, budget tracking, and organizational skills.
- Excellent verbal, written, and facilitation skills; including the ability to influence, negotiate and explain complex processes to clients and staff.
- High degree of familiarity with contract and subcontract documents, terms, and conditions.
- Demonstrate knowledge of construction, engineering, and architecture principles.
- Knowledge of building codes with the ability to read plans to execute projects assigned.
- Must be able to meet multiple, conflicting deadlines.
- Must be self-motivated, able to set and achieve goals independently with minimum supervision.
- Foster positive attitude towards staff, subcontractors, and customers.
- Excellent software skills – Microsoft Word & Excel. Experience with Quickbase or Xactimate is a plus.
Job Type: Full-time
Pay: $70,000.00 - $140,000.00 per year
