Position Overview:
The Accountant II will be responsible for all aspects of property accounting for a diverse portfolio of community and neighborhood shopping centers and office properties. Key duties include preparing monthly financial statements, managing accruals, providing variance analysis, and ensuring accurate tenant billing. The role will also support general accounting tasks such as consolidations, account reconciliations, and SEC filing preparation.
Key Responsibilities:
Financial Reporting & Close Process:
- Oversee the monthly close, preparing property operating statements, posting accruals, and providing variance analysis.
- Analyze general and administrative costs, explaining variances.
- Prepare balance sheet reconciliations and document fluctuations.
- Prepare quarterly account reconciliations and schedules for financial filings.
Tenant & Property Management Support:
- Handle tenant billing for tax and operating expense recoveries.
- Work with Property Management and Collections teams to resolve tenant-related issues and inquiries.
- Review and abstract lease documents into the accounting system as needed.
Collaboration & Special Projects:
- Assist with internal reporting and help senior management with financial data and research.
- Collaborate with Lease Analysts to track and manage tenant accounts receivable and outstanding balances.
- Support the training of junior accountants and contribute to special accounting projects.
Qualifications:
- Education: A Bachelor's degree in Accounting or Finance (CPA designation is a plus).
- Experience: 2-5 years of accounting experience, particularly within the real estate sector.
- Software Proficiency: Experience with Yardi Software and advanced Excel skills.
- Analytical & Organizational Skills: Strong ability to analyze financial data and maintain detailed records.
- Communication Skills: Comfortable handling sensitive information and communicating clearly with various internal and external stakeholders.
- Attention to Detail: Precise in managing financial data, lease documents, and maintaining accurate records.
