Job Description:
The Land Acquisition Manager will lead the company’s efforts to source, evaluate, and secure land for residential development in the Greenville/Mauldin area. This individual will play a crucial role in identifying suitable properties, managing the acquisition process, and navigating the complexities of zoning, permitting, and due diligence. The ideal candidate is a strong negotiator, has a solid understanding of the local real estate market, and possesses a strategic mindset to drive the company’s land acquisition strategy.
Key Responsibilities:
- Land Sourcing & Identification: Proactively identify and evaluate land opportunities for residential development in the Greenville/Mauldin area. Leverage local market knowledge, relationships, and research to uncover land deals with high potential.
- Market Research & Analysis: Conduct thorough market analysis to assess the feasibility of potential land acquisitions. Provide data-driven recommendations to the leadership team regarding land values, trends, and growth areas.
- Negotiation & Acquisition: Lead negotiations with landowners, brokers, and developers. Secure land acquisitions under favorable terms, including purchase agreements, purchase options, joint ventures, and other contractual arrangements.
- Due Diligence: Oversee the due diligence process for potential land acquisitions, including evaluating zoning, environmental assessments, site suitability, access, utilities, and compliance with local laws and regulations.
- Regulatory Approvals & Entitlements: Work closely with local zoning authorities, municipalities, and regulatory bodies to obtain the necessary permits, zoning changes, and entitlements for land development projects.
- Relationship Building: Develop and maintain strong relationships with landowners, brokers, real estate professionals, government officials, and other key stakeholders to maximize land acquisition opportunities.
- Risk Management: Assess and mitigate risks associated with land acquisition, including environmental concerns, legal issues, and market fluctuations. Ensure that all land transactions align with the company’s strategic goals and risk tolerance.
- Collaboration with Development Teams: Partner with internal teams such as development, construction, legal, and finance to ensure smooth transitions from land acquisition to project development.
- Reporting & Documentation: Maintain accurate records of land acquisitions, including contracts, agreements, and relevant correspondence. Report on land acquisition progress to senior leadership.
Qualifications:
- Bachelor’s degree in Real Estate, Business, Urban Planning, Construction Management, or a related field (Master’s degree preferred).
- Minimum of 5-7 years of experience in land acquisition, real estate development, or a related field, preferably within the residential construction or development industry.
- Strong understanding of the Greenville/Mauldin, SC real estate market, including land values, zoning regulations, and local growth trends.
- Proven experience in negotiating and closing land acquisition deals.
- Ability to conduct thorough due diligence and navigate regulatory and permitting processes.
- Excellent communication, negotiation, and interpersonal skills.
- Strong analytical and problem-solving abilities with attention to detail.
- Self-motivated, with the ability to work independently and manage multiple projects simultaneously.
- Proficiency in Microsoft Office Suite (Excel, Word, Outlook) and real estate analysis software.
Preferred Skills:
- Established relationships with landowners, brokers, and developers in the Greenville/Mauldin area.
- Familiarity with local zoning and permitting processes in Greenville and surrounding municipalities.
- Knowledge of environmental regulations and land development processes specific to the region.
- Ability to travel locally for site evaluations and meetings as needed.
Job Type: Full-time
Pay: $150,000.00 - $175,000.00 per year
