We are currently seeking experienced, licensed New Home Sales Specialists to join our Team in the Chattanooga area. In this role, you'll have the opportunity to enhance the lives of both our customers and yourself, contributing to the success of our growing company.
As a New Home Sales Specialist, you will be responsible for selling homes according to company guidelines and standards, ensuring operational success and meeting established sales goals.
Responsibilities:
- Consistently meet and exceed sales targets.
- Monitor and analyze data and trends, including community traffic assessments and market research.
- Assist with setting new home prices, home site premiums, and the release of home sites.
- Provide training and support to new Sales Agents and Assistants as needed.
- Complete scheduled sales activities, including:
- Tracking “Home Definition Due” dates according to the community Slot Schedule.
- Completing Home Definitions and finalizing options and selections for Purchase Agreements.
- Confirming Homeowner Orientation and Final Loan Approval dates with all parties (buyers, Realtors, lenders, etc.).
- Updating the community plat board to reflect home site availability, status, and sales.
- Documenting all notes and correspondence with leads, prospects, buyers, Realtors, and lenders in CRM.
- Conduct monthly competition studies and monitor changes within the community's competitive landscape.
- Build and maintain an effective Realtor outreach and networking program.
- Implement a follow-up marketing campaign to support sales.
- Regularly inspect and maintain the sales center, model homes, and production inventory homes.
- Demonstrate home features and design elements to prospects.
- Use the established sales process to effectively demonstrate homes and home sites.
- Record prospect and buyer information in CRM immediately following calls or visits.
- Assist in monitoring the mortgage loan process, providing support to purchasers, co-op agents, lenders, and closing attorneys as needed.
- Coordinate with the Marketing team to communicate website updates and required changes.
- Attend weekly Community Builder Meetings to identify and resolve issues.
- Place and monitor on-site signage as needed (e.g., home site signs, inventory signs, open house signs).
- Serve as a host/hostess for Grand Opening events and homeowner parties, ensuring marketing standards are followed.
- Maintain and update all prospect information in CRM and be ready for weekly sales meeting reviews.
- Track and communicate any Product Development Changes to prospects and buyers as needed.
- Maintain up-to-date base pricing and option prices on the website and MLS listings.
- Keep listings accurate for all “spec” homes, updating as necessary for price changes, plan revisions, and incentive adjustments.
- Ensure proper staffing and well-stocked sales centers/model homes with materials that align with company specifications.
- Perform additional duties as needed.
Qualifications/Experience:
- Active State Real Estate License required.
- Minimum of 2 years of onsite new home sales experience.
- High School Diploma or GED equivalent required; a college degree is preferred.
- Excellent verbal and written communication skills.
- Strong understanding of setting and achieving sales goals.
- Ability to prospect, build relationships, and implement marketing strategies.
- Proven track record of converting leads into sales.
- Proficiency with MS Office and sales CRM software.
- Ability to work evenings, weekends, and some holidays as required.
Job Type: Full-time
Pay: $143,000.00 - $262,000.00 per year
