Job Description:
Fairway Management's Regional Maintenance Supervisors oversee the upkeep and maintenance of all properties within their region's portfolio. This is a hands on maintenance leadership role that preforms some of the following duties: routine maintenance duties including regularly assisting with unit turns and work orders, providing training and professional coaching to their maintenance staff, driving cost effectiveness throughout their region, and conducting quarterly inspections of all assigned properties.
Essential Functions:
- Ensures adherence to customer service standards. Works with maintenance staff to ensure that resident maintenance issues are dealt with in a timely manner and that proper follow-through is done.
- Daily Travel is required and must be open to overnight stays.
- Must be okay with spending anywhere from 50% to 100% of their time doing hands on property maintenance as requested by Regional Manager
- Assist maintenance staff in resolving emergencies and handling emergency repairs as needed.
- Cover on-call's for existing staff who are out of town.
- Works with Regional Manager and HR to hire, train and develop on-site maintenance technicians according to company policy and procedure.
- Regularly inspects property for safety and security issues, and ensures required maintenance and repairs are completed.
- Assists property manager with preparation of maintenance operating budgets in accordance with owner objectives.
- Maintains systems for monitoring and tracking work orders, preventive maintenance work performed (accurately completed at all properties), compliance with safety requirements, supplies and parts inventories, purchases, and efficient make readies are performed according to expectations and standards.
- Must be able to lift up to 55lbs.
- Must be able to work in enclosed spaces such as attics and crawl spaces.
- Must be able to work outdoors in all weather conditions, including heat, cold, rain, and snow.
Minimum Requirements:
- Must have EPA type 2 Certification.
- Must have 3 years of verifiable HVAC troubleshooting, repairs, and installation experience.
- Must be proficient in using Microsoft Word, Outlook, Teams, Excell, and Power Point for daily use.
- High School diploma or the equivalent .
- Must be able to perform but not limited to the following skills: carpentry, plumbing, masonry, electrical, machine repair, painting and janitorial.
- Knowledge of building trades.
- Independent worker.
- Must be able to read and interpret drawings, sketches, instructions and specifications.
- Must be familiar with all hand tools and power tools common to the skills listed.
- Must have own vehicle and hand tools.
- Supervisory experience.
