Job description
Large, well established Real Estate Development and Property Management company seeks a Residential Superintendent (must be willing to live on-site after 90-day probationary period). The Superintendent is responsible for the care and comfort of the residents including, but not limited to, general interior and exterior maintenance, repairs in apartments and building common areas, and responding to service requests of the residents.
ESSENTIAL DUTIES & RESPONSIBILITIES:
The Superintendent’s duties and responsibilities include, but are not limited to, the following:
- Daily walk facility to monitor and evaluate condition of building and systems.
- Determine repairs services needed.
- Install or repair sheetrock for walls and ceilings.
- Install or repair hardwood floors.
- Install or repair kitchen cabinets.
- Install or repair terrace wood flooring.
- Install or repair HVAC equipment.
- Replace or repair terrace sliding doors.
- Replace or repair electrical devices or wiring.
- Replace or repair plumbing in kitchens or bathrooms.
- Service clogged drains or sewer lines.
- Replace, repair, or maintain components in boiler room for heating and hot water supply.
- Replace or repair wood under flooring and retile kitchen and bathroom floors.
- Replace or repair ceramic wall tiles in bathroom and kitchen.
- Replace or repair grout ceramic tile and caulk around tubs.
- Replace or repair air conditioning wall units.
- Replace or set up all kitchen appliances.
- Be available for on-call work during evenings, weekends, and holidays as scheduled.
- Execute any and all other assignments that may be issued from time to time by their supervisor including but not restricted to snow removal.
SKILLS REQUIRED:
- Needs to transport and move tools and materials for both first floor and second floor apartments.
- Needs to climb ladders and work safely overhead with electrical wiring, plumbing, sheetrock, and spackle.
- Needs to get into crawl spaces for plumbing, heating and electric repairs and maintenance.
- Needs to move, transport, and install counters, sinks, bathroom vanities, air conditioning units, range hoods, and replacement glass for terrace doors.
- Needs to install replacement windows.
- Needs to replace, repair, and install door hardware.
- Needs to assist in the removal of snow in their assigned buildings and maintain safe conditions of sidewalks, steps and building entrances during freezing weather.
- When assuming “on call” duty on nights or weekends, all supers have to perform any or all of the above functions as may be required for specific and emergency situations.
PHYSICAL DEMANDS:
- Must be able to lift, push, pull, and/or move up to 50 pounds.
- Regularly required to sit, stand, walk, squat, open doors, climb/ descend stairs.
- Walk jobsite daily, frequent each unit/ roof/ garage/ parameter of building to ensure facility safe practices and schedule maintenance.
- Climb up to 6’ ladder as needed.
ATTENDANCE AND PUNCTUALITY:
- Is reliable and consistently at work and on time. Willing to work evenings, weekends, and holidays, as needed.
- Accomplishes projects and tasks within established deadlines.
