What are the responsibilities and job description for the Director of Land Development position at Garden Street Communities?
Garden Street Communities (GSC) is seeking an entrepreneurial leader for the role of Director of Land Acquisition and Development covering the Greensboro, NC Region. (Guilford and neighboring counties). The purpose of the role is to acquire and develop land and create fee-simple residential subdivisions ranging in size from 100 to 500 lots.
The position is a hands-on role that requires you to find and purchase property(s) and manage the entire land development cycle.
(Which includes rezoning, permits and approvals, site civil construction; and platting of finished lots)

The ideal candidate should demonstrate the following:
- Persistence, persistence, persistence.
- Acquisition Experience: finding, underwriting, and acquiring residential land.
- Entitlement Experience: rezoning, permitting, and construction plan approvals for residential subdivisions.
- Site Development Experience: managing site contractors, overseeing budgets and schedules, hard-scape and landscape installations, platting lots, and project closeout.
- Knowledge of land costs, finished lot costs, and site development costs within the greater Greensboro market (Guilford and neighboring counties).
- Contacts within the Greensboro area including brokers, site contractors, and engineers (consultants).
- Must know how to use Excel spreadsheets (the basics).
- Must be able to use online GIS tools (eg. property appraiser; county GIS mapper) to quickly review land characteristics including zoning, future land use, floodplain, wetlands, utilities, etc.
