SUMMARY:             

The Leasing Development Specialist will be responsible for training and development of Leasing Office staff at various properties within the Garden Communities Family of Properties, as assigned, providing leadership, guidance and motivation to ensure a positive leasing experience and working environment.  Relies on experience and judgment to plan and accomplish goals.  Works under immediate supervision of Training and Compliance Director while assisting Regional Director, Property Manager, and Assistant Property Manager. This position has access to highly sensitive information and business plans of the company, and requires a high level of discretion and absolute confidentiality.

ESSENTIAL DUTIES & RESPONSIBILITIES:

The Leasing Development Specialist’s duties and responsibilities include, but are not limited to, the following:

·         Develops a motivated team through effective mentoring. Provides guidance and support as needed, one-on-one or in a group setting, depending on the needs of the property.

·         Provides orientation and on-site training to new leasing consultants to supplement other training programs.

·         Provides continual feedback and guidance to existing, as well as new leasing consultants, on skill building and product knowledge.

·         Ensures leasing staff has thorough understanding and complies consistently with company policies and procedures.

·         Shadows and supports the leasing team on the leasing floor at all times.  Provides support in customer service, first impressions, touring, closing, and follow-up.

·         Demonstrates the ability to handle resident complaints in a professional, fair and consistent manner in accordance with company policies and procedures. Direct residents to Property Manager when appropriate.

·         In conjunction with management staff, directs functions of leasing staff, supervise leasing staff’s daily activities and preparation of all leasing paperwork and documents related to residency.

·         Answers incoming telephone calls, identify nature of call, gather information and sets appointments in accordance with company policies and procedures.

·         Ensures leasing staff obtains completed application and income verification on all sales, and collects deposits and associated fees. Obtains copies of prospect identification in accordance with company policies and procedures.

·         Supervises recording of telephone and walk-in traffic on appropriate forms. Provides traffic, rental, cancellation, change of move-in/out dates, rentals, roommate add-ons, and transfers.

·         Required to fill in at the Leasing Consultant level on an as needed basis.  Must be proficient in all Leasing Consultant job duties. 

·         Presents property to prospective residents, greets customers, qualifies prospects, gives prospects a tour of the property, demonstrates community and benefits, overcomes prospect objections, and closes sale in accordance with company policies and procedures.

·         As directed by Property Manager, “shops” competition to determine sales technique, strategy and merchandising, reporting all findings to Property Manager.

·         Gather market information monthly and prepares reports identifying competition rental rates, concessions, promotions and property changes, observing development and changes in market area which may impact community. Shares all marketing information with on-site staff, Property Manager, Assistant Property Manager, and Leasing Consultants. 

·         As directed, conducts off-site marketing by providing San Diego businesses with sales information with the goal to obtain new leases.

·         Attends, conducts, and participates in weekly meetings with Property Management staff to discuss performance, leasing trends, company goals, training and motivation.

·         Attends and participates in monthly meetings with Property Management staff and Maintenance Staff to discuss performance, leasing trends, company goals, training, and motivation.

·         Projects a professional image in accordance with company dress standards.

·         Demonstrates initiative, professionalism, personal awareness, integrity and exercises confidentiality in all areas of his/her performance.

·         Adhere to all Federal, State and Local laws, as well as policies and procedures issued by company.

·         Ensures reporting of all work related illness, injury, or accident in a timely manner in accordance with established procedures.

·         Accomplishes all tasks as appropriately assigned or requested.

QUALIFICATIONS:

EDUCATION/EXPERIENCE:

·         2 years’ experience and/ or training in a leasing position or higher; or equivalent of education and experience.

·         High school degree or equivalent required, Bachelor’s degree in business related field desirable.

TECHNICAL SKILLS REQUIRED:

·         To perform this job successfully, an individual should have knowledge of Microsoft Office Suite.

·         Understanding of property management software, including Yardi and OnSite a plus.

PHYSICAL DEMANDS:

·         Must be able to lift, push, pull, and/ or move up to 25 pounds. Regularly required to sit, stand, walk, or otherwise move about the property, units, and rooftop, squat, open doors, climb/ descend stairs. Operate standard office equipment (computers, phones, copier, fax machine or scanner) and do filing.

COMMUNICATIONS:

·        Must be able to communicate (orally and written) in a professional manner on a regular basis with prospective residents, current residents, staff, management and co-workers within the company as well as with outside vendors. Checks in daily with Director of Training and Compliance, Regional Director / Community or Property Manager / General Manager on observations of performance, training goals, objectives, and suggestions.  Must be able to work as part of a team. Follows instructions and responds to management’s direction. Takes constructive criticism and uses it as a learning tool. 

SUPERVISORY RESPONSIBILITIES:

  • This position supervises Leasing Consultants. Regardless of status or position treats those who are supervised with respect and consideration.

ATTENDANCE AND PUNCTUALITY:

·         Is reliable and consistently at work and on time; willing to travel, and work evenings, weekends, and holidays, as needed.

TRAVEL

·         This position will be based at the site level, with travel required between properties in San Diego, Irvine, and Los Angeles.
