Description

PURPOSE OF POSITION

The primary purpose of your job position is to maintain the grounds, facility, and equipment in a safe and efficient manner in accordance with current applicable federal, state, and local standards, guidelines and regulations, and as may be directed by your supervisor, to assist in other tasks as assigned with which you have been safely trained to accomplish.

 

DELEGATION OF AUTHORITY

As Maintenance Worker you are delegated the administrative authority, responsibility, and accountability necessary for carrying out your assigned duties.

I hereby accept the position of Maintenance Assistant and agree to perform the identified essential functions in a safe manner and in accordance with the facilitys established procedures. I understand that as a result of my employment, I may be exposed to blood, body fluids, infectious diseases, air contaminants, and hazardous chemicals and that the facility will provide me instructions on how to prevent and control such exposures. I further understand that I may be exposed to the Hepatitis B Virus and that the facility will make available to me, free of charge, the Hepatitis B Vaccination.

I further understand that my employment is at-will, and thereby understand that my employment may be terminated at-will either by the facility or myself, and that such termination can be made without notice.

 

ESSENTIAL JOB FUNCTIONS:

  • Perform routine maintenance and repair on the facility and equipment including, but not limited to, plumbing, plastering, electrical, carpentry, mechanical, etc., as directed in accordance with established procedures.
  • Perform preventive and unscheduled maintenance on equipment/systems as scheduled or directed.
  • Perform advanced troubleshooting.
  • Assist in training maintenance team members as required.
  • Receive and follow maintenance schedule/instructions from your supervisor and as outline in our established maintenance policies and procedures.
  • Read and interpret blueprints, diagrams, and operation manuals.
  • Maintain communication with the Director of Maintenance/Security re: issues affecting the facility.
  • Maintain knowledge and operation of maintenance/security aspects of the facility.
  • Maintain facility in good repair, ensuring a safe, clean and orderly environment.
  • Respond to fire alarms as required (refer to Fire Safety Manual for employees responsibilities and those that are specific to your position.
  • Follow established infection control measures in the performance of duties, including, but not limited to, hand hygiene, exposure to blood and body fluids, and universal precautions.
  • Maintain compliance with applicable regulations.
  • Attend and participate in in-service education and on-the-job training as directed, especially mandatory in-services and department meetings.
  • Perform standard groundskeeping duties as designated by supervisor this includes but is not limited to:
    • Care for established lawns by mulching, aerating, weeding, grubbing, removing thatch, or trimming or edging around flower beds, walks, or walls.
    • Gather and remove litter. Dispose of trash or waste materials properly
    • Operate vehicles or powered equipment, such as mowers, tractors, electric clippers, sod cutters, or pruning saws
    • Water lawns, trees or plants, using portable sprinkler systems, hoses, or watering cans. Use irrigation methods to adjust the amount of water consumption and to prevent waste.
    • Prune or trim trees, shrubs, or hedges, using shears, pruners, or chain saws. Install equipment to protect or support trees. Attach wires from planted trees to support stakes.
    • Mix and spray or spread fertilizers, herbicides, or insecticides onto grass, shrubs, or trees, using hand or automatic sprayers or spreaders. Use required personal protective equipment as directed.
    • Trim or pick flowers and clean flower beds.
    • Plant seeds, bulbs, foliage, flowering plants, grass, ground covers, trees, or shrubs and apply mulch for protection, using gardening tools.
    • Mow or edge lawns, using power mowers or edgers.
    • Rake, mulch, and compost leaves.
    • Decorate gardens with stones or plants.
    • Provide proper upkeep of sidewalks, driveways, parking lots, planters, or other grounds features.
  • Follow all safety procedures and precautions, including wearing required personal protective equipment (PPE), in the performance of your duties and when operating equipment. Report all problems with equipment to supervisor and maintenance as soon as possible. Report all safety violations.
  • Use only the equipment you have been trained to use that is necessary to do your job. Inform your supervisor of any special needs.
  • Follow established regulations governing the use of labels and MSDSs for hazardous chemicals within the department.
  • Follow established ergonomics policies and procedures governing lifting techniques, repetitive tasks, and the use of safety equipment and supplies to prevent work-related injuries and illnesses. Assist others in lifting heavy equipments, supplies, etc., as directed or requested.
  • Report all unsafe/hazardous conditions, defective equipment, etc. to your supervisor immediately.
  • Ensure that work/assignment areas are clean and equipment, tools, supplies, etc., are properly cleaned and stored before leaving such areas for breaks, end of work day, etc.
  • Follow established policies and procedures governing the use/disposal of personal protective equipment and disposal of hazardous or infectious waste.
  • Use supplies in an efficient manner to avoid waste. Ensure maintenance supplies have been replenished in work areas as necessary. Keep supervisor informed of supply needs.
  • Maintain confidentiality of all resident and facility information.
  • Treat all residents fairly, with kindness, dignity and respect.
  • Report all complaints and concerns made by the resident to the Team Leader.
  • Report all allegations of resident abuse, neglect and/or misappropriation of property to the RN Supervisor.
  • Perform care and services in a manner which is respectful of residents rights and dignity.
  • Inform residents when it is necessary to move their personal possessions.
  • Review Corporate Compliance educational materials, comply with Corporate Compliance directives, and report any Corporate Compliance issues according to established procedures.

SKILLS & ABILITIES

Education: Must possess, as a minimum, a high school diploma or equivalent.

Experience: Two years experience in a general maintenance or trade position preferred.

One-year Electrical Troubleshooting preferred

One-year HVAC/R preferred

Certificates & Licenses: Active and valid Pennsylvania Class C drivers license required.

Other Physical/Sensory Requirements (with or without the aid of mechanical devices)

  • Must be able to move intermittently throughout the work day.
  • Must be able to read, write, speak, and comprehend the English language in an understandable manner.
  • Must be able to cope with the mental and emotional stress of the position.
  • Must be able to see and hear or use prosthetics that will enable these senses to function adequately to ensure that the requirements of this position can be fully met.
  • Must be able to work with other personnel as well as be able to handle residents based on whatever maturity or cognition level at which they are currently functioning.
  • Must meet the general health requirements set forth by policies of this facility which include a medical and physical examination.
  • Must be able to relate to and work with the ill, disabled, elderly, emotionally upset, and, at times, hostile people within the facility.
  • Must be able to assist in the evacuation of residents during emergency situations.

 

WORK ENVIRONMENT

  • Works in maintenance areas and other areas as required, as well as throughout the facility.
  • Moves frequently during work hours.
  • Is subject to frequent interruptions.
  • Is involved with residents, family members, personnel, visitors, volunteers, government agencies/personnel, etc., under all circumstances.
  • Is subject to hostile and emotionally upset residents, family members, personnel, visitors, etc.
  • Is subject to call-back during emergency conditions (severe weather, evacuation, post-disaster, etc.).
  • Attends and participates in continuing education programs.
  • Is subject to injury from falls, burns from equipment, odors, etc., throughout the work day, as well as reactions from dust, disinfectants, and other air contaminants.
  • Communicates with nursing personnel and other departmental personnel.
  • Works beyond normal working hours, on weekends and holidays, and in other positions temporarily when necessary.
  • May be subjected to extreme heat or cold in the performance of maintenance/security duties.
  • Is subject to exposure to infectious waste, diseases, conditions, etc., including TB and the AIDS and Hepatitis B viruses.
  • May be subject to the handling of and exposure to hazardous chemicals.
