We are currently seeking an experienced Resident Manager for a condominium association in West Bloomington.
Position Overview:
As an Onsite Manager, you will be responsible for the daily upkeep and maintenance of the condominium property, ensuring it remains clean, safe, and well-maintained. You will also assist the Property Manager and Board with communication, enforce Association rules, and handle any maintenance and emergency situations. This position requires 24/7 availability, including evenings, weekends, and holidays as needed, and is a great position for a couple, as a unit is provided as part of the compensation package.
Key Responsibilities:
Maintenance & Cleaning:

Daily Duties:
- Vacuum and mop common areas, including lobbies, elevators, mailrooms, garage lobbies, and bathrooms.
- Clean all windows (main and end doors) daily.
- Empty garbage in mailrooms, end doors, garage, pet islands, and other areas.
- Rotate and maintain garbage dumpsters as necessary.
- Clean all restrooms and party rooms as needed, keeping them ready for use.
- Dust and maintain railings, light fixtures, and emergency lights in common areas and stairwells.
- Change light bulbs, smoke detectors, batteries in emergency lights, and perform minor repairs as needed (e.g., door handles, locks, light fixtures).

Weekly Duties:
- Vacuum building hallways and stairwells.
- Clean garage areas and blow leaves as needed.
- Clean outdoor light poles and globes once a year (if needed).
- Dust garage areas and keep boiler rooms clean.

Other Duties:
- Perform snow shoveling, salting of sidewalks, and maintenance of pool area.
- Spot clean carpets, furniture, and walls.
- Monitor and update Association directories.
- Perform general maintenance tasks like checking drains on flat roofs, replacing heating zone valves, and ensuring the pool is clean and properly maintained.
Emergency & On-Call Responsibilities:
- Respond to emergency calls within 15 minutes (phone, plumbing issues, power outages, elevator problems, garage door issues, etc.).
- Coordinate and oversee the work of contracted vendors for plumbing, electrical, elevator, and other facility-related issues.
- Perform minor repairs to avoid calling in vendors (light fixtures, ballasts, door handles).
- Maintain confidentiality regarding tenant and building information.
Additional Administrative Responsibilities:
- Maintain an inventory of supplies and order replacements as needed.
- Complete inspections and report maintenance issues, policy violations, and other resident concerns.
- Assist in managing tenant communication and coordination for move-ins, including providing rules and regulations.
- Attend meetings with the Property Manager and/or Board when needed.
Qualifications & Requirements:
- Experience: 3 years in a related work field (maintenance, janitorial, property management).

Skills:
- Excellent communication skills, both oral and written.
- Basic knowledge of mechanical, plumbing, and electrical systems.
- Ability to perform routine building and grounds maintenance.
- Strong organizational and time-management skills.
- Physical Requirements: Ability to kneel, crouch, stoop, climb stairs/ladders, and lift heavy objects.
- Availability: Must be available for on-call duties, including evenings, weekends, and holidays.
- Vehicle: Reliable vehicle and proof of insurance required.
