Performance Results Description – Design-Build Estimator
Position Mission:
To deliver accurate, timely, and strategic project estimates that reflect the full scope of work for design-build construction projects, ensuring competitiveness, profitability, and alignment with client expectations. The Estimator serves as a vital bridge between the design, preconstruction, and project delivery teams, supporting informed decision-making and operational success.
Key Result Area #1: Estimating Accuracy and Quality
Supporting Goal: Develop accurate, well-documented estimates that reflect the design intent, project scope, and risk profile for all projects.
Performance Standards:
- Estimates are consistently complete, well-supported, and aligned with current market conditions.
- Scope gaps, errors, or omissions are minimized through thorough document review and team coordination.
- Estimates are clearly structured and presented, enabling easy interpretation by leadership and operations teams.
Duties and Activities:
- Prepare conceptual, schematic, design development, and final construction estimates for a variety of design-build projects.
- Review design documents and specifications for accuracy, clarity, and constructability.
- Quantify all project components using takeoff software and internal tools.
- Validate and analyze subcontractor and vendor pricing to ensure completeness and competitiveness.
- Collaborate with internal stakeholders to ensure assumptions, allowances, and contingencies are aligned with project expectations.

Required and Preferred Qualifications
Required Qualifications
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field; or equivalent field experience.
- Minimum of 7 years of experience in commercial or industrial construction estimating.
- Strong knowledge of design-build project delivery methods and phases of preconstruction.
- Proven ability to read and interpret architectural, structural, and MEP drawings and specifications.
- Proficiency with estimating and takeoff software (e.g., Bluebeam Revu, On-Screen Takeoff, ProEst, or similar).
- Experience preparing full-scope budgets, conceptual estimates, and GMP proposals.
- Ability to collaborate cross-functionally with design, operations, and leadership teams.
Preferred Qualifications
- Experience working within design-build or self-perform general contracting environments.
- Background in estimating concrete or structural systems is highly desirable.
- Familiarity with early-stage conceptual estimating for commercial real estate development projects.
- Exposure to niche sectors such as warehouse/industrial, ASAR (automated storage and retrieval) systems, or commercial mixed-use developments.
- Knowledge of subcontractor market trends, unit cost benchmarking, and bid-leveling processes.
