Position Overview
As a Property Acquisition Specialist, you will play a pivotal role in expanding our high-quality vacation rental portfolio. Your focus will be on identifying, evaluating, and securing properties that align with our strategic growth targets. You will leverage your deep understanding of the Southeastern Wisconsin market, expert negotiation skills, and a passion for the short-term rental industry to generate new business and cultivate long-term partnerships.
Key Responsibilities
Lead Generation & Outreach:
- Identify and acquire properties via direct outreach, networking with real estate agents, local professionals, and industry events.
- Attend local events, trade shows, and community gatherings to promote our management program and referral incentives.
Sales & Negotiation:
- Prepare and deliver persuasive sales presentations that clearly articulate Geneva Lakes Vacations’ unique value proposition.
- Conduct complex contract negotiations, balancing company risk mitigation with owner satisfaction.
- Act as the primary point of contact for property owners, providing clear income projections generated by our revenue management team.
Relationship Building:
- Establish and nurture long-term relationships with property owners, real estate agents, and other key stakeholders.
- Utilize referral-based sales strategies and maintain an active network of industry contacts.
Market & Regulatory Research:
- Stay updated on zoning laws, state and local vacation rental regulations, and evolving market trends in Southeastern Wisconsin.
- Become an expert in licensing requirements, including premises safety and application processes, to advise both internal teams and property owners.
CRM & Reporting:
- Maintain and update the CRM system, ensuring accurate tracking of leads, follow-ups, and sales cycle progress.
- Collaborate with the marketing specialist to analyze research on advertising efforts and identify high-potential focus areas.
Collaboration & Onboarding:
- Work closely with the operations team to ensure a seamless transition for new properties joining our portfolio.
- Develop and implement innovative programs and initiatives to continuously generate new property acquisition opportunities.
Qualifications & Experience
Experience:
- Minimum 3 years in sales, preferably within real estate, property management, hospitality, or a related field.
- Demonstrated success in referral-based sales and managing a full sales cycle with a high volume of leads.
Skills:
- Excellent communication and interpersonal skills with the ability to build and sustain long-term partnerships.
- Proficiency in CRM software, Microsoft Word, and Excel. Comfortable with modern technology and leveraging AI tools for enhanced productivity.
- Strong aptitude for preparing and delivering compelling sales presentations.
- Proven capability in handling intricate contract negotiations to secure win-win outcomes.

Job Requirements
Transportation:
- Must possess a reliable vehicle and valid driver’s license for frequent travel and property visits across Southeast Wisconsin.
Physical Requirements:
- Ability to walk, stand, and inspect properties for extended periods; comfortable with climbing stairs and accessing various property areas.
- Capability to carry and transport materials (up to 50 lbs).
Work Environment:
- Hybrid model with a mix of office, remote, and fieldwork responsibilities.
- Some weekend work required for meetings with homeowners who are available only during weekends.
- Must be adaptable to varying environments, including outdoor locations and construction sites.

Pay: $20.00 - $21.63 per hour
