Title: Head of Acquisitions

Role Overview
The Head of Acquisitions is the executive leader overseeing property acquisitions, ensuring deal flow,
underwriting, negotiation, and investment strategy align with company-wide goals. This role serves as
the closer for all acquisitions ran through GREimagined and is responsible for final approvals across
the acquisitions team.
Key responsibilities include:
- Overseeing all underwriting to ensure acquisitions align with company margins.
- Approving budgets for construction related to acquired properties.
- Approving offers for disposition agents to ensure profitable sales.
- Tracking and managing all department KPIs to optimize performance and efficiency.
This position is critical for scaling GREimagined’s acquisitions pipeline by managing and improving
both the sourcing and nurturing of potential sellers, ensuring a seamless process from cold outreach
to final closing.
Key Responsibilities
Lead Generation & Deal Nurturing
- Oversee and optimize lead generation across multiple channels, including:
- Direct mail
- Digital marketing
- Cold calling
- Networking
- Referrals
- Develop nurturing sequences and engagement strategies to convert cold leads into qualified
sellers.
- Implement a follow-up system to ensure all leads are tracked, nurtured, and engaged
consistently.
- Work closely with marketing & sales to refine messaging and outreach strategies.
Acquisition Strategy & Execution
- Oversee lead generation, deal negotiation, and underwriting strategy.
- Approve all property purchases, offers (purchase and sale), and repair requests.
- Ensure acquisition targets align with financial & operational goals.
- Guarantee all acquisitions meet company margin requirements before final approval.
Leadership & Team Development
- Build and manage the acquisitions team, including:
- Acquisition Specialists
- Analysts
- Deal Finders
- Disposition Agents
- Lead hiring, training, and mentorship in partnership with the executive team.
- Assist in documenting and improving acquisition processes to enhance efficiency and
consistency.
Financial & Deal Oversight
- Approve all budgets related to construction and rehab costs.
- Ensure all deals meet profitability targets and fit within investment strategy.
- Oversee negotiation and due diligence processes to mitigate risk.
Cross-Department Collaboration & EOS Integration
- Work closely with Operations & Finance to optimize the full acquisition-to-disposition process.
- Provide high-level oversight on post-acquisition processes, including:
- Renovation
- Resale
- Rentals
- Participate in EOS meetings (L10, Scorecards, Quarterly Rocks) to ensure company-wide
alignment.
Investor & Market Relations
- Maintain relationships with investors, wholesalers, agents, and off-market deal sources.
- Stay ahead of market trends and industry shifts to guide acquisition strategy.
