Job Summary

The primary responsibilities of the Land Acquisition Coordinator are (i) to ensure negotiations for property rights are conducted in good faith pursuant to OCGA 22-3-161(b), and (ii) to work directly with Project Management, company right-of-way agents, contract right-of-way agents, and contract acquisition coordinators to ensure property rights are acquired for transmission, distribution, substation, fiber, generation, and/or vegetation management projects.

The position is located at Georgia Power Company’s corporate office in Atlanta, Georgia or at a local Georgia Power Operating Headquarters (specific location TBD by hiring manager) and is subject to the company’s hybrid work policy. (*Currently, you must be in the office, or in the field, a minimum of 4 Days per week.)

  • Some overnight travel (up to 50%) is required with this position to facilitate negotiations with property owners, participate in Special Master Hearings and/or Location Committee Meetings, conduct site visits, and attend Public Information Meetings for various projects across the State of Georgia.

Education Requirements

A high school diploma is required. A Bachelor of Science or Bachelor of Arts degree is highly preferred.

Licenses & Certifications

Valid Georgia’s driver’s license

Experience Requirements

3-5 years of Land Acquisition, Distribution, Transmission, DOT Relocation, and/or Vegetation Management experience is preferred

Knowledge, Skills & Abilities

  • Comprehensive knowledge of laws pertaining to land and the acquisition of land rights
  • Working knowledge of transmission, distribution, substation, and/or generation facilities
  • Comprehensive knowledge of Southern Company computer systems and software, including LIMS 2.0, Primavera, TEAMS, and P6
  • In-depth knowledge of title reports, property ownership records and research, appraisal reports, surveys, parcel maps, and legal documents relating to real estate
  • Interpersonal skills to effectively establish and maintain customer relationships with a broad spectrum of internal and external customers
  • Ability to effectively communicate with the public and internal leadership
  • Excellent negotiating skills
  • Demonstrated leadership ability
  • Strong written and oral communication skills
  • Excellent time management skills

Major Job Responsibilities

  • Collaborate with Land Research, Land Engineering, General Counsel, Power Delivery, Telecommunications, Renewables, and various other business units to ensure timely project management and oversight for multiple active land acquisition projects
  • Develop and present metrics / status of projects to leadership
  • Develop and maintain beneficial relationships both within and outside the Company
  • Effectively communicate with business partners and property owners
  • Coordinate activities with contract acquisition coordinators and contract right-of-way agents to provide support to one or more business units (i.e., transmission, customer choice, distribution, fiber, vegetation management, or renewables)

Required

This position has been identified as a role that will require the use of a Georgia Power fleet vehicle. The following will be required if you are selected for this position:

  • Must have at least one year of verifiable driving experience (Must hold a valid driver’s license for the class vehicle to be operated. Driving permits are not typically considered a valid driver’s license).
  • Must have no revocation of driving privileges within the 36 months prior to application, no convictions of major traffic violations (DUI, hit and run, reckless driving, etc.) within the 12 months prior to application, or any pending charges for a major traffic violation at the time of application.
  • Must consent to a continuous monitoring of your Motor Vehicle Record
