Property Managers are responsible for managing the daily operations of the property.
Pay Rate: $25.00/hour
Responsibilities Include
- Operate the property within financial guidelines
- Perform daily physical inspections of the property and coordinate with the maintenance team
- Maintain direct supervision of all staff, including work schedules, the delegation of duties, and conflict resolution
- Interview and hire all property employees
- Ensure all FMI policies and procedures are upheld, and infractions are properly reported
- Meet leasing objectives by ensuring proper sales techniques are used including first-hand leasing
- Exercise independent judgment and discretion to handle and resolve resident requests or concerns
- Take responsibility for administrative duties including required reporting
- Design/maintain a marketing and advertising concept for property staff to implement
- Ensure property compliance with OSHA, Fair Housing, and FMI safety guidelines
- Investigate and/or report any incidents regarding the residents, employees, vendors, or others regarding the property
Requirements
- Knowledge of Fair Housing
- Ability to exercise sound judgment
- Self-motivated with attention to detail
- Ability to maintain positive relationships with internal and external contacts
- Strong communication skills
- 2 years of property management experience
- Proficient in Microsoft Office Applications including, Outlook, Word, and Excel
- Leadership experience
Administrative:
- Comply with all Fair Housing and Equal Housing Opportunities requirements
- Comply with appropriate state landlord/tenant statutes
- Ensure timely and accurate submission of individual and your teams’ payroll and commissions
- Complete weekly, monthly, quarterly, and year-end reports, as required
- Consult with legal counsel and attend court hearings as needed
- Attend training and development seminars
Operational & Financial:
- Advertise and promote the property
- Utilize industry-specific software for lead management
- Provide tours to prospective and current residents
- Complete the full cycle lease process with prospective residents
- Ensure compliance with renter’s insurance
- Review rental rates and concessions with Portfolio Manager
- Maintain resident occupancy of 95%
- Ensure the timely collection of rent and other ancillary revenue
- Manage the delinquency process
- Manage petty cash account
- Manage and process vendor invoices
- After review with the Manager, generate renewal offer letters and manage renewal leases
- Monitor expenditures to keep in compliance with operating budget
- Manage turnover workflow including scheduling and managing vendors, conducting pre/post-move-out inspections, and making ready inspections.
Resident Experience:
- Engage with your prospective and current tenants using a professional and courteous approach
- Navigate priority changes to respond to and resolve unforeseen issues or emergencies
- Reduce tenant turnover by identifying tenant relation issues, mediating between parties, and recommending solutions
- Complete quality assurance calls following up on completed work orders
- Facilitate resident events
Your Work Environment:
- Approximately 80% of office environments use a computer and phone
- Approximately 20% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, ladders, and maneuver walkways
- Ability to carry or move objects weighing up to 20 pounds
