Key Responsibilities
- Develop and manage comprehensive project schedules for timely delivery of construction phases.
- Collaborate closely with field superintendents to strategize site logistics, including the establishment of field offices, temporary utilities, and safety protocols.
- Cultivate and maintain robust relationships with clients, subcontractors, and regulatory bodies.
- Provide exemplary leadership, fostering a positive and collaborative work environment among all team members.
- Ensure the procurement of all necessary permits prior to and during the construction process.
- Facilitate weekly meetings with subcontractors and clients to discuss project advancements and upcoming objectives.
- Conduct regular site inspections to ensure strict adherence to quality, safety, and compliance standards.
- Step in for the superintendent as required during their absence.
- Interpret project plans and contract provisions for both administrative staff and engineers.
- Oversee and initiate all subcontract and client change orders throughout the project lifecycle.
- Monitor daily project progress, making necessary adjustments to maintain timelines.
- Review monthly pay requests to ensure accuracy in invoicing and work completion percentages.
- Address and resolve conflicts among contractors and field personnel, escalating serious matters as necessary.
- Ensure completion of all final inspections for project closeout.
- Coordinate utility accounts with clients to meet final inspection requirements.
- Assist in gathering warranty information from subcontractors for timely client documentation.
- Manage all warranty-related activities throughout the warranty period following project completion.
- In-depth knowledge of construction scheduling, management processes, methods, and materials.
- Proficient in interpreting plans and understanding building products.
- Strong grasp of construction regulations and quality standards.
- Proven ability in conflict resolution and crisis management within a commercial construction setting.
- Familiarity with project management processes, policies, and software applications.
- Exceptional leadership, communication, and problem-solving capabilities.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a minimum of five years of relevant field experience.
- LEED certification is advantageous.
