As the Community Manager, you are a team builder and leader who provides support, mentorship and direction to ensure high level of employee and resident engagement. You are responsible for meeting the asset performance expectations by achieving revenue growth, occupancy and reputation management goals. You accomplish these goals through creating the greatest possible living experience and well-being of all individuals associated with the community - both team members and residents.
Leadership & Customer Experience:
- Creates and maintains a safe, respectful, and productive environment for all team members at the community.
- Selects, hires, trains, coaches, and develops team members with focus on Care, Excellence, Ownership, and Integrity.
- Establishes a learning culture and maintains a strong connection of the community team to GHP.
- Leads by example and ensures a proactive approach to Service Excellence is adopted for all key customer touch points (leasing, move-in, renewal, move-out, etc.)
- Efficiently handles resident requests and concerns. Empowers employees to solve problems and achieve goals through immediate resolution and follow-up.
Financial Performance:
- Demonstrates year-over-year revenue growth, income maximization and expense control for the community.
- Proactively monitors community performance and addresses opportunities to demonstrate improvements in the areas including, but not limited to occupancy, resident retention, delinquency/collections, operating and capital expenses, etc.
- Oversees accounting activities/deadlines at the community (e.g., vendor invoicing, payables/receivables, accounting month-end, etc.).
Operations:
- Ensures compliance in all facets of the community performance including curb appeal, cleanliness, asset preservation, state of repair, safety (OSHA) and security standards.
- Regularly audits property onsite files to ensure compliance with GHP policies & procedures and fair housing laws & regulations.
- Demonstrates understanding and knowledge of the competitive residential markets by conducting regular market analysis and developing leasing and pricing strategies accordingly.
- Leads all reputation management activities including Yelp, Apartment Rating, Facebook, Instagram, and other social platforms.
- Develops and oversees an on-going resident retention program, including resident events.
- Creates an outreach and networking strategy to generate leads within the local market.
- Other duties as assigned.
PROFESSIONAL REQUIREMENTS:
- 5 years managing a resident apartment community of 500 units or more
- 2 years’ experience with financial budget development for the community
- 3 years’ experience using industry software such as Pop Card, Yardi or equivalent Property Management software,
- Proficiency with MS Office (Word, Excel, PowerPoint)
- Associates Degree in Business Administration and/or ARM or CPM certification required.
- Bachelors’ Degree or higher preferred.
- 2-3 years’ experience managing a team of 16
- Strong working knowledge Fair Housing requirements

Salary Range: $90K - $100K Annually, DOE
