POSITION TITLE: HVAC/Maintenance
DEPARTMENT: Maintenance
SUPERVISOR: Director of Plant & Operations
STATUS: Full Time (40 hours a week)
FLSA: Non-Exempt (Hourly)
HOURS OF WORK: 7:00 AM – 4:00 PM
CLASSIFICATION: Essential
POSITION SUMMARY: To support the maintenance department in the following:
ESSENTIAL RESPONSIBILITIES:
- Inspect inoperative heating, ventilating air conditioning, refrigeration units, and pneumatic controls to locate cause of trouble;
- Disassemble, replace and adjust defective parts; test completed work;
- Perform preventative maintenance and order parts;
- Assemble and install a variety of metal and non-metal pipes, tubes, and fittings, including iron, steel, copper, and plastic;
- Connect pipes, using threaded, caulked and soldered, brazed, fused, or cemented joints;
- Replace exhausted or defective units of refrigerant with new refrigerant;
- Lubricate fans, motors, and adjust control units;
- Connect and adjust timers and thermostats;
- Install and maintain pumps, pneumatic and hydraulic controls, and piping;
- Increase pressure in the pipe system and observe connected pressure gauge to test system for leaks;
- Carry heavy equipment, boxes, etc.;
- Direct traffic;
- Maintain walks, road, steps, and parking lots including the removal of snow and ice;
- Maintain and clean all tools, equipment, and vehicles as needed;
- Help with special events and set-ups;
- Respond in the event of an emergency such as fallen trees, flooding, or removal of snow and ice outside regular working hours;
- Perform and assist in the construction, demolition, painting, plus help with other activities that need to be accomplished to improve campus;
- Perform light maintenance duties, such as replacing blinds, repairing desk furniture and other apparatuses.
- Prepare and set up rooms for special meetings, parties, and other activities;
- Ability to operate a pick-up truck, van, tractor, and other motor-driven vehicles on campus;
- May be required to secure buildings against vandalism, lock and unlock doors, turn off lights, and generally patrol the buildings and grounds;
- Inspect, troubleshoot, and repair appliances in the Dining Hall;
- Must wear Gilman school-issued uniform and maintain a neat, clean, and well-groomed appearance; and
- Perform other duties as assigned.
QUALIFICATIONS:
- Four-year college or technical school; or six years related experience and/or training; or equivalent combination of education and experience;
- Valid driver’s license;
- EPA Certified Refrigeration and Gas Fitters License, required;
- Ability to walk, climb, balance, stoop, kneel, crouch, or crawl in small areas;
- Ability to lift and/or move up to 100 pounds;
- Basic mechanical aptitude for operation and minor repair of equipment
- Ability to establish and maintain a working rapport with supervisor, co-workers, students, and parents;
- Must remain vigilant on campus at all times.
