Regional Maintenance Supervisor
The Regional Maintenance Supervisor is an integral part of the operations leadership team, responsible for planning, and oversight of Companywide maintenance objectives, directing day-to-day department functions and personnel across region to ensure optimal functioning of internal and external property building systems including mechanical, electrical, plumbing, fire/life safety, elevators, and more.
Ideal candidate will enjoy and excel at both a “hands-on" management and strategic management approach. Time in this position will be split between corporate office and site visits across portfolio (company truck provided). In the office, overseeing objectives, developing scope of work, budgeting and planning, Capital expenditure/leadership meetings and traveling across sites, as needed, meeting with direct reports to provide direction and motivation, to assist in diagnosis and repairs in HVAC, electrical, plumbing, &/or complicated projects, and conduct inspections. Supervisor must be able to effectively communicate and collaborate with multi-site staff, contractors, and outsider vendors as well as other department heads to facilitate inspections, repairs, new development, and other routine and emergent maintenance matters.
Therefore, this position will require someone who is not afraid to step in, bring new ideas to old practices, and be open to breaking things down and building them back up again!
Maintenance Operations:
- Oversee daily maintenance activities including repairs, preventative maintenance, and emergency response.
- Oversee hiring of maintenance technicians and training for all maintenance supervisors.
- Coordinate miscellaneous construction and/or repair projects utilizing in-house maintenance technician resources and sub-contractors.
- Hands on on-site work as needed to assist, troubleshoot and/or train maintenance personnel.
- Schedule and monitor HVAC service and installations. Price and order HVAC equipment.
- Schedule and monitor company fleet vehicle repairs and service.
- Assist Property Managers in preparation of written project scopes and/or tenant work proposals, as required, to ensure accuracy and understanding of the inclusions and exclusions of work and costs in accordance with lease documents.
- Collaborate with property managers on the department bid processes to prepare bid packages. Review and discuss scope of work with Property Managers as they request proposals from qualified vendors for vacancy projects, and repair work and all recurring services such as snow plowing, landscaping, elevator inspections, alarm monitoring, HVAC maintenance and window cleaning.
- Monitor work order system, assigning tasks and ensuring timely completion.
Preventative Maintenance:
- Develop and implement comprehensive preventative maintenance policy and schedules for systems.
- Track and monitor preventative maintenance compliance across the region.
- Ensure proper documentation of maintenance activities and inspections.
Budget Management:
- Assist in overseeing capital expenditure projects and resource allocation.
- Develops detailed scope of work and bidding documents for outside contractors and vendors for capital improvement projects.
- Monitor maintenance budgets and identify cost-saving opportunities. Review with Property Managers and help develop a maintenance plan of action for each property when appropriate.
- Inventory management, review and approve maintenance related expenses.
Supervisory and Team Development:
- Recruit, train, and mentor maintenance staff and onsite maintenance supervisors, fostering a culture of excellence and accountability.
- Provide professional development opportunities and technical training for team members to stay current with industry best practices.
- Evaluate performance and provide regular feedback to both maintenance supervisors and technician team.
Compliance and Safety:
- Ensure adherence to all local building codes, safety regulations, and company policies.
- Keep abreast of new governmental regulations and restrictions concerning maintenance procedures and/or health, safety and environment. Train on-site personnel as required regarding new issues.
- Investigate and address safety concerns promptly.
- Conduct regular safety training sessions with maintenance staff and participate in safety committee meetings.

Required Skills and Qualifications:
- Eight (8) years’ minimum experience in property maintenance, building/facilities mgmt., building trades, construction or comparable position.
- Three (3) years minimum experience in supervisory role, development and leadership of direct reports.
- Five (5) years minimum experience in HVAC including installation, maintenance and repair required. Ability to troubleshoot and provide technical guidance on HVAC systems.
- Strong knowledge of building systems, electrical, plumbing and carpentry, general maintenance interior/exterior building mgmt./repairs.
- Proficient knowledge of boilers, heat pumps, compressors, generators, etc.
- Understanding of budgets and analysis of all maintenance related expenses and capital improvements.
- Excellent communication and interpersonal skills to effectively manage a team and interact with all levels of personnel.
- Ability to prioritize tasks, manage multiple projects simultaneously, and meet deadlines.
- Computer proficiency in Microsoft 365, web-based platforms, software for work order management and reporting.
- Valid driver's license and ability to travel between multiple properties within the region.
