GMC Property Management is a family owned Property Management Company that was established in 1984.We have a great opportunity for a motivated and experienced Community Manager to join our team and growing company. The ideal candidate should have a minimum of 2 - 4 years’ experience. Strong verbal and written communication skills. Additionally, the candidate should be detailed-oriented, organized and able to multi-task.
Scope and Purpose
To be responsible, under the supervision of the area supervisor, for all phases of the operation of the properties, including, but not limited to, the general administration and maintenance of the physical community: to direct and control all personnel and resources to the end that the property is maintained at all times in good physical condition with a stabilized fiscal operation.

Scope and Purpose

Duties and Responsibilities (may include, but are not limited to):
- Train and be responsible for work performed by all staff members
- Perform written evaluations on employees and make recommendations for advancement/pay increases
- Maintain accurate payroll records as required by GMC
- Adhere to all GMC accounting directives
- Make bank deposits daily or as required
- Supervise outside contractors working on the property
- Ensure the residents are provided a safe, clean, well-maintained community
- Work within the established budget and report any variations to area supervisor
- Report accidents and emergency situations to the corporate office immediately
- Continually inspect the property, recording deficiencies
- Establish schedules and assign personnel for routine maintenance and emergency coverage
- Update the apartment board with new move-outs and ready units
- New move-out inspections for deposit refund processing
- Purchasing or authorizing purchases for all maintenance work
- Approves or rejects rental applications
- Collecting all rents, both current and past due
- Updating all advertising
- Update and print all necessary monthly, quarterly and yearly reports for central office
- Performs all aspects of the eviction process
- Accredited Resident Manager or similar designation, college education or two years experience
- Knowledge of Financial Matters
- Pleasing personality and ability to work well with the general public
- Common sense and judgment in day to day matters
- Even-tempered
- Good attention to detail
- Ability to solve resident, personal, and financial problems
- Neat, clean and appropriate appearance
- Accounting and administrative background preferred
Must be able to read, write, and speak fluent English
