Job Description:
The Lead Maintenance Technician/Assistant Maintenance Supervisor reports to the Maintenance Supervisor and is responsible for assisting in all of the properties maintenance needs, physical appearance, and work orders. The Lead Maintenance Technician/Assistant Maintenance Supervisor's primary responsibilities are hands on maintenance of the property including general upkeep and repair to units and the grounds, ensuring the work order tracking system is used and followed up with properly, turn and make ready, supervising the maintenance team, and maintaining excellent resident relations through outstanding customer service Rotating on call & some weekend availability required.
Responsibilities:
- Participate in the daily operations of the property
- Respond to Work Orders per company policy
- Grounds and exterior upkeep, as needed
- The Turn and Make Ready process
- Conduct regular health and safety inspections
- Inspecting units for Move In readiness
- Respond appropriately to emergencies, according to policies and procedures
- Inspect work performed by other maintenance team members, vendors, and contractors to ensure highest quality of service and standards are met, including completion of full scope of work
- Ensure company policy and state and federal safety and fair housing laws are adhered to
- Hands on maintenance
- Assists the Maintenance Supervisor to better the property and position through great ideas
Requirements:
- 3-5 years' maintenance experience, required
- Maintenance experience in multi-unit complexes, apartments, or hotels preferred
- Experience with plumbing, electrical and HVAC, required
- HVAC Certification, required
- Luxury, high-rise experience, preferred
- Mechanical background, preferred
- Good organizational and people skills
- A valid driver’s license, good driving record and proof of insurance is required
- Must be able to lift and work with heavy equipment
- Must live within 30 minutes of property and have a valid driver’s license
