Job Title: Maintenance Superintendent
Location: Haddonfield
Apartments Maintained: 432 Units
Are you a hands-on leader with an owner’s mentality who takes pride in keeping a property running smoothly? We’re looking for a Maintenance Superintendent to oversee maintenance operations for our beautiful community in Haddonfield, NJ.
This role has a LIVE ON SITE opportunity that comes with an apartment home and most utilities paid.
What You’ll Do:
- Lead Maintenance Operations: Oversee the upkeep and efficient operation of all community facilities.
- Develop and Implement Maintenance Schedules: Ensure timely completion of work orders and preventive maintenance to minimize downtime.
- Utilize Maintenance Management Systems: Track work orders and manage inventory effectively.
- Complete Work Requests Promptly: Address maintenance needs efficiently to ensure resident satisfaction.
- Manage Unit Turnovers: Oversee make-ready apartment preparation with minimal direction.
- Conduct Regular Inspections: Identify potential maintenance issues before they become major problems.
- Ensure Compliance with Safety Standards: Maintain adherence to all safety regulations in maintenance activities.
- Collaborate Across Departments: Work closely with leasing teams to coordinate apartment showings, move-ins, and move-outs with minimal disruption.
- Hands-On Role: This is a working superintendent position, requiring active participation in maintenance tasks in addition to supervisory responsibilities.

- Technical Expertise: Strong mechanical knowledge in plumbing, electrical, and general property maintenance.

Qualifications:
- Minimum 5 years of experience in maintenance management and management of a team of at least 5 team members- preferably in a multi-family residential setting.
- Strong knowledge of building systems, preventive maintenance, and compliance standards.
- Reliable transportation.
- Ability to lift heavy equipment, climb ladders, and perform physical tasks.
